Position: MEP Engineer cum Maintenance Manager

Job Location: SKN Farmhouse, Ghitorni, New Delhi / NCR
Experience Required: 8–12 years in large residential estates, farmhouses, resorts, or similar facility management environments.
CTC / Salary: Based on the candidate’s qualifications and experience.
Employment Type: On-roll with Nimbus Harbour Facilities Management Pvt. Ltd., deployed at SKN Farmhouse.

Role Purpose-
To manage the end-to-end technical operations, maintenance, and upkeep of the SKN Farmhouse — covering all building infrastructure, electrical & mechanical systems, and equipment across the main house, outhouse, staff quarters, and grounds — ensuring uninterrupted, safe, and compliant functioning of the property.
Key Responsibilities-
1. Building & Infrastructure Management
● Oversee upkeep of security gates & cabins, manager/MEP offices, powerhouse, electrical panel room, parking areas, boundary walls, forest lane, internal roads, and lawns
● Supervise maintenance of main house (GF/1st/Terrace), staff quarters, kitchens, stores, washrooms, shafts, drainage/sewer systems, and water tanks
● Ensure the outhouse block (swimming pool, gym, beauty room, guest rooms, office) is fully functional at all times
2. Electrical & Power Systems
● Manage the 11 KV line, transformer, and DG sets (200/62.5 KVA) — ensuring fuel management, servicing, and load testing
● Oversee the automatic electrical panel, PLC systems, boundary/electric fencing, and forest lane lighting
● Coordinate NOC renewals and compliance for DG, electrical panel, CTO-STP, transformer, and lift
3. Mechanical, HVAC & Utility Systems
● Manage HVAC, fresh air, and air purification systems across the property
● Supervise submersible pumps, water softener & RO systems, pressure pumps, heat pumps, and boilers
● Ensure upkeep of lift and associated NOC/AMC
● Oversee fogging machines, grass cutting machines, water sprinklers, and gardening equipment
4. Household & Guest-facing Equipment
● Maintain kitchen equipment (fridge, chillers, ovens, gas stoves), washing machines/tumblers, and automated household systems (lights/curtains/fans)
● Manage EPABX, UPS, internet switches, signal boosters, audio systems, and curtain motors
● Ensure CCTV and WiFi systems are operational and monitored
● Oversee furniture upkeep across main house and outhouse
5. Compliance, Safety & Vendor Management
● Track and renew all statutory NOCs (DG, electrical, STP, transformer, lift, fire safety)
● Maintain fire extinguisher servicing schedules and general fire/life safety readiness
● Manage pest control and fogging schedules
● Maintain store inventory, AMC tracker for all equipment, and a vendor/non-AMC contact list
● Maintain curtain checklists (main house & outhouse) and other housekeeping-linked technical checklists
6. Planning & Reporting
● Draw up and execute a work frequency calendar — daily, weekly, monthly, and annual AMC schedules
● Report on equipment status, breakdowns, AMC renewals, and compliance gaps to the Estate/Facility Head
● Coordinate with vendors/contractors for repairs, servicing, and emergency response
Candidate Requirements
● Diploma / B.Tech in Electrical, Mechanical, or related engineering discipline preferred
● 8–12 years' hands-on experience managing technical/facility operations for a large farmhouse, villa, resort, or high-end residential estate
● Working knowledge of DG sets, transformers, electrical panels, HVAC, STP/water treatment, lifts, and fire safety systems
● Experience handling AMC contracts, vendor coordination, and statutory compliance/NOCs
● Ability to supervise on-ground staff (MEP supervisors, technicians, housekeeping-linked staff)
● Strong ownership mindset — comfortable being the single point of accountability for a large, equipment-heavy property
