Director of Asset Management
Core Responsibilities:
Oversee day-to-day management of investment portfolio to maximize value creation while ensuring financial stability, regulatory compliance, and sustainability
Lead oversight, initiatives, and strategies by evaluating, researching, and analyzing owned asset portfolio for optimal asset execution and overall investment performance
Develop and implement short- and long-term asset strategies in partnership with Operations, Property Management, Development, and Capital Projects teams
Partner with Acquisitions, Portfolio Management, and Capital Projects to implement specific plans and programs that achieve financial, investment, and operating goals of assigned portfolio
Manage relationships between portfolio management, acquisitions, operations, and capital projects to cultivate seamless communication and execution of owned asset business plans
Oversee financial analysis and valuation of current and potential assets including forecasting revenue streams and evaluating risk factors
Review monthly financials, update financial models, and provide clear, timely reporting to executive team on cash flow, valuations, and performance metrics
Monitor investment performance, returns, and forecasts through DCF financial modeling; recommend methods to optimize returns at asset and portfolio level
Maximize NOI, asset value, and investment returns from acquisition through disposition
Lead annual budgeting process in partnership with property management and operations teams; approve budgets, oversee capital expenditures, cash management, and track KPIs
Proactively monitor and manage asset strategy across portfolio; review financials, create/approve budgets, oversee capital expenditures, and track key performance indicators
Evaluate refinancing, repositioning, redevelopment, or disposition opportunities to maximize portfolio performance
Manage debt strategy in partnership with lenders including originations, refinancing, and compliance to ensure financing decisions support each asset's business plan
Negotiate and manage contracts with property management firms, vendors, and service providers ensuring compliance with company standards and objectives
Monitor occupancy, collections, retention, and market/competitive conditions across portfolio
Develop market and asset reviews to evaluate overall operational performance and financial results; surface issues and challenges threatening portfolio performance
Present recommendations, plans, and strategies for enhancing value and improving financial returns to investment committee and equity partners
Ensure portfolio's compliance with debt and equity providers, covenants, and regulatory requirements
Lead asset management team, setting performance goals, providing training, and fostering professional development
Represent firm's investment capabilities to institutional clients, consultants, and prospective investors
Drive AUM retention and growth through consistent performance delivery and exceptional client communication
Oversee risk management for assigned strategies, monitoring portfolio-level factor exposures, liquidity, and guideline compliance
Typical Profile:
Bachelor's degree in Finance, Accounting, Real Estate, Economics, Business, or related field required; MBA or Master's strongly preferred
CFA charter required for investment-facing roles; CAIA for alternatives-focused strategies
18+ years of progressive experience in asset management, real estate, private equity, investment management, or related field
10+ years in asset management role with hands-on portfolio management responsibility
Deep expertise in financial analysis, valuation, DCF modeling, budgeting, forecasting, and capital planning
Strong knowledge of investment performance metrics (IRR, MOIC, DPI, RVPI, TVPI, NOI, cap rates)
Experience managing diverse asset portfolios (office, industrial, retail, multifamily, hospitality, infrastructure, or financial assets)
Proven track record maximizing asset value through strategic repositioning, operational improvements, and capital initiatives
Strong understanding of debt markets, refinancing strategies, and lender relationships
Experience with property management oversight, capital projects, and lease negotiations
Excellent leadership, communication, and executive presence; ability to influence senior stakeholders and external partners
Strong analytical and problem-solving skills with data-driven decision-making mindset
Proficiency in financial modeling, Argus, Excel, and portfolio management systems
Experience in relevant industry verticals (real estate, infrastructure, private equity, institutional investment, etc.)
Strategic thinker with hands-on execution mindset; comfortable operating in complex, multi-stakeholder environments
Willingness to travel as needed for property visits, investor meetings, and stakeholder engagements
