Investor Relations Associate
Location: Remote (MST, PST, CST, or EST time zones only)
Department: Investor Relations & Business Development
Reports To: Chief Investment Officer
Employment Type: Full-time — 1099 independent contractor, converting to employee at 12 months
PLEASE READ BEFORE APPLYING — THIS ROLE REQUIRES COLD CALLING. Cold calling and warm calling are the central, daily activity of this position. You will spend the majority of every working day on the phone with people who did not ask to hear from you. If that is not work you want to do, this is not the right role for you.

Land Value Alpha Fund acquires undervalued properties in tertiary markets across the Mountain West and Pacific Northwest, then systematically enhances their value through strategic infrastructure development, water rights creation and monetization, entitlement conversion for highest and best use, and natural resource optimization — all while avoiding construction and mining risk.

The Opportunity
We are seeking an Investor Relations Associate to drive our capital formation efforts and own the front end of the investor journey. This is a high-activity, relationship-driven role for someone who is energized by direct outreach and builds trust quickly with sophisticated investors.
You will work directly with our Chief Investment Officer, with real ownership of the prospecting pipeline and unusual visibility into how a private real asset fund is built from the ground up. This role suits someone early in their capital markets career who wants to learn the business from the inside rather than from a seat three layers down.
What You'll Do
Capital Formation
• Cold Calling and Warm Calling (Daily): Make 40–50 cold and warm calls per day to prospective investors. This is a daily requirement, not an occasional task. We provide the leads.
• Qualify prospects against fund criteria and accreditation requirements
• Own the prospecting pipeline from first contact through investor onboarding
• Support integration of the Fund into Registered Investment Advisor (RIA) platforms
• Maintain accurate, current records of all investor activity in Go High Level
Investor Relations
• Serve as a primary point of contact for prospective and existing limited partners interested in land and water rights investments
• Deliver timely, transparent updates on fund performance, land acquisition milestones, infrastructure development progress, and water rights monetization activities
• Use InvestNext to coordinate subscription documentation and compliance processes with legal and fund administration teams
• Build lasting relationships through consistent, value-added communication about land market trends, water rights developments, and portfolio performance
What We're Looking For
Experience
• 2–3 years in capital raising, investor relations, inside sales, or business development — financial services preferred
• Demonstrated comfort and success in a high-volume outbound calling environment
• Exposure to private placements, subscription documents, or regulatory compliance is a plus
• Genuine interest in real assets — land, water rights, agriculture, forestry, or natural resource investing

• Relationship Excellence: Naturally outgoing, with the interpersonal skill to build trust with high-net-worth individuals and family offices.
• Execution Focus: Highly organized, with meticulous attention to detail and the ability to manage multiple processes at once.
• Coachability: Open to direct feedback and able to apply it immediately. You will be coached closely and expected to improve fast.
• Entrepreneurial Drive: Thrives in a fast-paced, autonomous environment with high accountability and real growth potential.
• Cold Calling and Warm Calling: You must be genuinely comfortable making cold calls and warm calls every single working day. Candidates without demonstrated, sustained cold calling experience will not be considered.
Technical Proficiency
• Experience with CRM platforms (Go High Level preferred) and investment workflow platforms such as InvestNext or similar
Compensation & Benefits
• Base Compensation: $36,000 per year.
• Annual Performance Bonus: An annual bonus determined by a combination of your individual performance against the documented goals and the overall performance of the firm. The bonus can be substantial — up to 100% of your annual 1099 compensation.
• Carried Interest Opportunity: Potential participation in fund profits. This long-term incentive aligns your success directly with fund performance and investor outcomes, and represents meaningful wealth creation potential as investments mature.
• Structure: The position is a 1099 independent contractor engagement governed by defined performance goals rather than mandated hours. At twelve months, the role converts to employee status.

Performance Evaluation
Because this position is governed by performance goals rather than mandated hours, results are reviewed on a fixed monthly schedule. You will always know exactly where you stand.
• Monthly Evaluation: A formal written performance evaluation is conducted at the end of every month. It measures your call volume, the number of qualified prospective investors you produced, meetings scheduled, capital in process, and CRM accuracy against the documented targets for that month.
• Weekly Check-In: A short pipeline review with the Chief Investment Officer covering activity, prospect quality, and objection patterns. These are coaching conversations, not evaluations.
• Six-Month Review: A cumulative performance review covering the first six months of monthly evaluations.
• Twelve-Month Review: Final review and conversion to employee status with benefits.
Full performance targets, including the definition of a qualified prospective investor and the month-by-month ramp schedule, are documented separately and will be reviewed with you during the interview process.
