Job Title: Manager / Senior Manager – Real Estate Valuation & P&L Management

Role Overview
The role involves leading and delivering end-to-end valuation assignments across residential, commercial, land and mixed-use real estate assets, while overseeing the financial performance of the valuation business including revenue delivery, cost management and profitability (P&L). The candidate will drive business growth, client relationship management, and ensure compliance with relevant standards and regulatory guidelines.
Key Responsibilities
Valuation & Technical
Conduct valuation of land, residential, commercial and industrial assets for purposes such as investments, loan security, financial reporting, dispute resolution and transaction advisory.
Perform feasibility studies and discounted cash flow (DCF) analyses, including revenue projections, development cash flows and sensitivity scenarios.
Analyse micro-market trends, comparable transactions, statutory permissions and development potential.
Prepare professional valuation reports in line with IVS, RICS, ICAI/SEBI guidelines and lender-specific formats.
P&L and Business Management
Prepare annual business plan and revenue targets for the valuation vertical.
Track monthly revenue collections, client billings, costs
Optimise resource allocation and project turnaround time to protect margins.
Identify business upsell/cross-sell opportunities within existing client portfolios.
Drive client acquisition, proposal submissions and conversion rate improvement.
Client & Stakeholder Interaction
Maintain strong relationships with banks/NBFCs, funds, developers, corporates
Present valuation findings and defend assumptions during client discussions/audits.
Coordinate with internal teams for seamless execution.
Desired Candidate Profile
Bachelor’s / master’s in civil engineering / architecture / finance / real estate.
Registered Valuer (Land & Building) preferred; RICS accreditation is an advantage.
4–12 years of experience in real estate valuation / investment analysis / feasibility modelling.
Strong financial modelling skills (Excel & DCF).
Good understanding of development costs, micro-market dynamics and regulatory framework.
Proven experience in managing revenue targets and profitability will be an added plus.
Excellent analytical, communication and report writing skills.
