Role Summary
We are seeking an analytical and action-oriented Real Estate Transactions Manager to be the “engine room” of our infrastructure acquisition team. In this role, you will take identified sites and drive them from initial interest to a signed lease or purchase agreement. You’ll specialize in high-power EV charging sites, vehicle service centers, and parking facilities.
You will not just track deals; you will actively unblock them. You will serve as the central node connecting Legal, Finance, Technical and external broker teams, aggregating their inputs into clear, actionable Deal Summaries for our Investment Committee. Your goal is to maximize pipeline velocity while minimizing risk.
Key Responsibilities
Pipeline & Transaction Management
Funnel Velocity: Manage a high volume of active real estate transactions simultaneously, ensuring sites meet our location, technical and cost requirements, track critical dates and hold stakeholders accountable to timelines.
Negotiation Support: Outline key terms for Letters of Intent (LOIs). Partner with legal counsel to redline leases and related contracts, ensuring commercial terms align with company targets.
Deal Closing: Manage the closing checklist, ensuring all contingencies (zoning, title, survey, environmental) are cleared prior to execution.
Collaborate with local teams: Coordinate and streamline communication between Moove headquarters and the Japan team, driving efficient information sharing, cross-functional collaboration, and decision-making for real estate transactions.
Cross-Functional Due Diligence
The “Quarterback”: Act as the central point of contact during the diligence period. You are responsible for pulling in the right experts at the right time.
Construction & Utilities: Coordinate with the project delivery teams of external partners to validate site buildability and power availability (MW capacity).
Legal: Coordinate with internal and external counsel to advance zoning, land use, and permitting reviews.
Finance: Collaborate to ensure deal economics fit within our CAPEX and OPEX models.
Investment Analysis & Reporting
Deal Summaries: Synthesize complex data—financial models, site layouts, risk assessments, and legal constraints—into concise Investment Committee (IC) Memos that drive “Go/No-Go” decisions.
Financial Modeling: Run pro formas and sensitivity analyses to test deal viability under different scenarios (e.g., changing utility rates, construction cost variances).
Database Management: Maintain the “Single Source of Truth” in our real estate database (e.g., Google Sheets, Asana), ensuring all deal data is accurate and up to date.
Qualifications
Required
Education: Bachelor’s degree
Experience: 7+ years of experience, including a minimum of 3+ years of direct experience in commercial real estate transactions, development, or real estate private equity
The “Closer” Mindset: Demonstrated experience managing transactions from LOI to execution. You understand the mechanics of a real estate deal.
Analytical Skills: Strong proficiency in Excel or Google Sheets (financial modeling)
Language Skills: Business-level proficiency in both Japanese and English (written and spoken)
Preferred
Bachelor’s degree in Real Estate, Finance, Business, or a related field
Experience with infrastructure or industrial assets (e.g., data centers, solar farms, logistics, or EV charging)
Understanding of municipal zoning and land-use entitlements
Familiarity with commercial or industrial real estate leases
Familiarity with Japanese real estate market dynamics, local regulations, and public bidding processes

Duties & Scope of Change
Initial Duties: Identify a pipeline of real estate assets (lease and purchase) supporting fleet operations, including EV charging, parking and vehicle servicing depots; conduct due diligence and financial analysis; and lead contracting negotiations. Full responsibilities are set out above.
Scope of Change: May be reassigned to other duties within the Infrastructure team based on business needs.
Work Location & Scope of Change
Initial Location: Fully remote within Japan
Scope of Change: Remote work policy is subject to change based on company guidelines.
Passive Smoking Prevention: No designated company worksite; work is performed remotely. Smoking is prohibited at any company-arranged premises or event.
Working Hours & Overtime
Working Hours: 9:00 – 18:00 JST
Break: 60 minutes, taken at the employee’s election before 16:00
Scheduled Hours: 8 hours per day / 40 hours per week, Monday to Friday
Overtime: Yes — an average of approximately 4.2 hours per week (18 hours per month)
Compensation
Total Annual: ¥9,750,000 – ¥11,250,000 (gross)
Base Salary: ¥8,569,507 – ¥9,887,892 per year (¥714,126 – ¥823,991 per month), excluding the fixed overtime allowance
Fixed Overtime Allowance (固定残業手当): ¥1,180,493 – ¥1,362,108 per year (¥98,374 – ¥113,509 per month), paid as 18 hours of overtime per month
Overtime Beyond the Fixed Hours: Overtime in excess of 18 hours per month is paid additionally at the statutory premium rate.
Payment Schedule: Calculated at month end, paid on the 1st of the following month by bank transfer
Bonus: None
Commuter Allowance: None — this is a fully remote role. Business travel required by the Company is reimbursed separately.
Time Off & Holidays
Days Off: Saturdays, Sundays, and the 16 national public holidays
Annual Holidays (年間休日): 120 days (104 weekend days plus 16 national public holidays)
Paid Annual Leave: 10 days granted after 6 months of continuous service with at least 80% attendance, increasing with length of service in accordance with the Labor Standards Act. At least 5 days must be taken each year.
Sick Leave: 3 days of company-paid sick leave per year, in addition to statutory social-insurance benefits. A medical certificate is required for absences beyond 3 consecutive days.
Other Leave: Maternity, paternity/parental, childcare and family caregiver leave in accordance with Japanese law

主な業務内容
パイプライン・取引管理

交渉サポート: LOI(意向表明書)の主要条件を整理します。法務担当と連携してリース契約や関連契約の内容を確認・修正し、商業条件が会社の目標に沿うよう調整します。
契約締結: クロージングに向けたチェックリストを管理し、契約締結前に必要な条件(用途地域、権利関係、測量、環境調査など)がすべて解消されていることを確認します。
現地チームとの連携: Moove本社と日本チーム間のコミュニケーションを調整・円滑化し、不動産取引に関する情報共有、部門横断的な協働、意思決定を推進します。
部門横断のデューデリジェンス
デューデリジェンス期間中の窓口として、必要なタイミングで適切な専門家を巻き込みます。
建設・インフラ設備: 外部パートナーのプロジェクトチームと連携し、用地の開発可能性や電力容量(MW)を確認します。
法務: 社内外の弁護士と連携し、用途地域・土地利用・許認可に関する審査を進めます。
財務: 案件の採算が会社のCAPEX・OPEXモデルに合致するよう連携します。
投資分析・レポーティング
案件サマリー作成: 財務モデル、敷地レイアウト、リスク評価、法的制約といった複雑な情報を整理し、投資委員会(IC)向けの簡潔なメモにまとめ、実行可否の判断材料を提供します。
財務モデリング: プロフォーマ(将来収支予測)や感応度分析を行い、電気料金や建設コストの変動など様々なシナリオのもとで案件の採算性を検証します。
データベース管理: 不動産データベース(Google Sheets、Asanaなど)を常に最新かつ正確な状態に保ちます。
