Project Controls Scheduler - Data Centers

The Project Controls Scheduler owns the development, maintenance, and analysis of the project CPM schedule for data center construction projects. This position requires prior data center experience, including general construction trades and commissioning, and involves travel to project sites approximately 1–2 times per month at client discretion.
Roles & Responsibilities
• Develop, maintain, and update integrated CPM baseline and progress schedules in Primavera P6 for data center construction projects, covering design, procurement, construction, commissioning, and turnover.
• Build and maintain a logic-driven schedule with a well-defined WBS, activity coding structure, calendars, and resource/cost loading in accordance with project and client scheduling specifications.
• Coordinate schedule inputs and sequencing with the Superintendent, Project Manager, subcontractors, engineering, and commissioning teams, with particular focus on mechanical, electrical, and plumbing (MEP) scopes.
• Develop and maintain the commissioning schedule, integrating commissioning activities, energization milestones, IST (integrated systems testing), and owner turnover requirements into the master schedule.
• Perform weekly schedule updates, incorporating actual start/finish dates, remaining durations, and percent complete from field progress data.
• Analyze the critical path, near-critical paths, total float, and free float; identify schedule risks, delays, and recovery opportunities and communicate them to project leadership.
• Prepare time-impact analyses, fragnets, and what-if scenarios to evaluate the effect of changes, RFIs, design revisions, and field conditions on the critical path and key milestones.
• Produce schedule performance reporting, including baseline vs. current comparisons, milestone variance, and look-ahead schedules.
• Run schedule health and quality checks (open ends, out-of-sequence progress, negative float, constraints, high-duration activities, lags/leads) to ensure schedule integrity.
• Support development of weekly and multi-week look-ahead schedules with the field team and verify alignment with the master CPM schedule.
• Review subcontractor schedules and progress submittals for consistency with the master schedule, logic, and durations; flag conflicts and manpower/resource issues.
• Track long-lead procurement of major MEP equipment (switchgear, generators, UPS, transformers, chillers, CRAHs/CRACs, air handlers) and integrate delivery dates into the schedule.
• Maintain schedule documentation, including update narratives, basis of schedule, change logs, and issue registers.
• Participate in construction, coordination, scheduling, commissioning, and progress meetings; present schedule status and analysis to internal and client stakeholders.
• Escalate potential delays, resource constraints, and sequencing conflicts to project leadership in a timely manner and support the development of recovery schedules.
• Support project closeout, including as-built schedule development, final milestone verification, and turnover documentation.
Requirements & Qualifications
• Prior data center construction experience required, with a working knowledge of MEP trades, critical infrastructure systems (electrical distribution, mechanical cooling, controls), and the commissioning process (Levels 1–5, IST, energization).
• Proficiency in Primavera P6 required; experience with Microsoft Project, Acumen Fuse, or similar schedule analysis tools preferred.
• Strong command of CPM scheduling concepts and terminology: critical path, total/free float, logic ties, constraints, lags, WBS, baselines, resource/cost loading, earned value, SPI/CPI, time-impact analysis, and schedule risk analysis.
• Ability to read and interpret construction drawings, specifications, and MEP single-line diagrams and sequence complex trade work accordingly.
• Travel required approximately 1–2 times per month to active project sites for progress verification, schedule reviews, and coordination meetings.
• Strong communication and presentation skills with the ability to explain schedule analysis clearly to field, management, and client audiences.
