Director of Corporate Development — Powered Land & Digital Infrastructure

We are seeking a Director of Corporate Development to lead the sourcing, evaluation, structuring, and execution of powered land and digital infrastructure opportunities.
This is a senior, transaction-oriented role with responsibility for building and executing a pipeline of power-advantaged land and infrastructure assets supporting large-scale digital compute. The successful candidate will own transactions from initial site identification and landowner engagement through diligence, entitlement, interconnection, negotiation, and closing.
The role will also evaluate opportunities across multiple digital infrastructure and energy monetization pathways, including Bitcoin mining, grid services, data centers, and AI/HPC infrastructure.
The ideal candidate combines strong transaction execution skills with deep knowledge of real estate, power markets, infrastructure, and financial modeling. This individual will work closely with senior leadership and cross-functional teams across finance, legal, engineering, power, permitting, and development.
Key Responsibilities
Powered Land Acquisition & Deal Execution
Lead end-to-end acquisitions of powered land and power infrastructure, including fee-simple purchases, ground leases, easements, options, and development joint ventures.
Identify, evaluate, and prioritize target markets based on power availability, substation proximity, transmission infrastructure, interconnection potential, entitlement considerations, and land control.
Originate and develop relationships with landowners, brokers, utilities, developers, power producers, and other market participants.
Lead negotiations and structure purchase agreements, ground leases, options, easements, development agreements, and partnership arrangements.
Manage transactions from initial site identification through diligence, entitlement, interconnection, negotiation, and closing.
Evaluate operating and development-stage digital infrastructure opportunities, including data centers, Bitcoin mining facilities, and AI/HPC projects.
Financial Modeling & Investment Analysis
Lead or oversee institutional-quality financial models for powered land and digital infrastructure investments.
Evaluate project finance structures, land basis, carrying costs, interconnection costs, development capital, operating economics, and capital structures.
Build and review DCF, LBO, project finance, and multi-scenario models.
Perform sensitivity analyses around power pricing, capacity, development timelines, interconnection costs, utilization, and other key investment variables.
Assess valuation, risk-adjusted returns, and potential monetization strategies.
Translate complex infrastructure economics into clear investment recommendations for senior management, investment committees, and the Board.
Market Strategy & Competitive Intelligence
Develop market intelligence across priority geographies, including power availability, grid capacity, substations, transmission infrastructure, interconnection queues, entitlement timelines, and regulatory frameworks.
Monitor utility capacity releases, ISO/RTO market dynamics, interconnection developments, land pricing, and competitive acquisition activity.
Identify emerging markets and opportunities where power availability and digital infrastructure demand create attractive investment potential.
Develop strategic theses that inform pipeline development and capital allocation.
Cross-Functional Leadership & Due Diligence
Lead multidisciplinary deal teams across finance, legal, real estate, engineering, power, grid interconnection, permitting, and development.
Coordinate diligence across title, environmental, zoning, entitlement, interconnection, transmission, power delivery, and other critical workstreams.
Establish transaction timelines, manage risks and escalations, and drive processes toward successful closing.
Mentor and develop junior team members while establishing rigorous standards for underwriting, site evaluation, and transaction execution.
Executive & External Stakeholder Engagement
Prepare and present investment memoranda, transaction analyses, strategic recommendations, and Board-level materials.
Present complex investment opportunities clearly to senior executives and other key stakeholders.
Represent the company in negotiations and strategic discussions with landowners, utilities, developers, power producers, government entities, advisors, and investment partners.
Build long-term relationships that generate proprietary deal flow and strategic opportunities.
Qualifications
Education
Bachelor's degree in Finance, Economics, Business, Real Estate, Engineering, or a related field required.
Advanced degree or relevant professional qualification is a plus.
Experience
7+ years of experience in investment banking, private equity, infrastructure investing, project finance, corporate development, real estate, energy development, or another transaction-oriented environment.
Demonstrated experience leading complex transactions from origination through closing.
Meaningful experience in one or more of the following:
Powered land acquisition
Energy or infrastructure development
Real estate transactions involving power infrastructure
Utility or power-related investments
Large-scale land acquisition
Data center or digital infrastructure development/investment
Experience managing and mentoring junior professionals in a high-performance environment.
Skills & Expertise
Strong understanding of land acquisition and control structures, including fee-simple acquisitions, ground leases, options, easements, and joint ventures.
Deep understanding of the factors that drive powered land value, including power capacity, interconnection status, transmission access, substation proximity, and entitlement status.
Advanced financial modeling skills, including DCF, LBO, project finance, and scenario analysis.
Strong understanding of power markets, utility infrastructure, ISO/RTO processes, interconnection, and transmission constraints.
Ability to evaluate digital infrastructure opportunities and understand emerging demand from AI/HPC and large-scale compute.
Exceptional negotiation, analytical, written, and verbal communication skills.
Ability to synthesize complex technical and financial information into clear recommendations for senior leadership.
Demonstrated ability to lead cross-functional teams and manage multiple complex transactions simultaneously.
Strong relationship-building and business-development capabilities.
