Project Manager - Smart Building Deployments

ABOUT THE ROLE
This is a hybrid role demanding a proactive driver and a polished client partner. Sitting at the intersection of corporate real estate, physical construction, and enterprise IT, you will own the end-to-end deployment of Kaiterra’s environmental sensors into occupied commercial buildings. We are looking for an accountable project manager who excels at executive stakeholder management and possesses the technical fluency to quickly learn our hardware and networking stack.
You own the journey of getting our devices from a signed deal to a fully live, correctly installed, data-reporting deployment. Once a deal closes, you take ownership of the entire rollout—coordinating general contractors, low-voltage installers, IT teams, facility managers, and client-side real estate leaders. When site issues arise, you are the person who directly coordinates with stakeholders to unblock work rather than sending passive emails. You will serve as the primary client-facing representative to Fortune 500 executives, translating deployment logistics and technology requirements into clear business realities.
WHAT YOU'LL DO
End-to-End Project Ownership
Scope & Plan: Partner with the sales and technical teams to translate a customer's physical space into an actionable deployment plan.
Drive the Install: Act as the fully accountable manager who owns the timeline, client relationship, and final outcome. Anticipate risks, coordinate hardware logistics, manage trades, and enforce hard dates across multiple sites.
Executive Communication: Lead high-stakes project calls with Fortune 500 real estate directors, facility leaders, and IT sponsors. Independently write executive-ready communications and resolve deployment delays diplomatically.
Technology Coordination & IT Liaison
Bridge the Gap: Act as the technology representative at client meetings, effectively bridging the gap between physical building fit-outs and enterprise IT standards.
Manage Dependencies: Directly coordinate with client IT teams to secure firewall approvals, confirm network configurations, and ensure our hardware connects seamlessly to their infrastructure.
Field Triage: Work closely with our internal technical teams to escalate complex network or hardware issues, ensuring the right technical resources are deployed to solve field roadblocks.
WHAT YOU'LL BRING
Workplace Technology PM Experience: 3 to 5 years of project management experience, preferably within corporate real estate (e.g., JLL, CBRE), smart-building/proptech vendors, or AV/IT integrators. Pure software/SaaS implementation PMs or pure construction PMs with no technology workstream will not be a fit.
Physical Technology Rollouts: Proven experience personally owning a technology workstream (AV, Wi-Fi, access control, IoT, or security systems) during corporate office fit-outs, moves, or enterprise deployments.
Accountability & Drive: A proven driver mentality. You must be an accountable PM who directly manages client stakeholders and unblocks site issues, not a passive coordinator who just relays updates.
Technical Fluency: You do not need to be a network engineer, but you must be highly comfortable with technology, quick to learn new hardware/software ecosystems, and capable of reading floor plans. Deep knowledge of BMS, IoT architecture, and advanced networking is a strong bonus, but not a requirement.
Fortune 500 Executive Polish: The communication polish and business judgment to lead multi-stakeholder meetings, manage strict landlord/tenant approvals, and confidently guide enterprise clients.
WHAT WILL MAKE YOU SUCCESSFUL
Proactive Ownership: You don't let details slip. You anticipate what could go wrong before a shipment is delayed or a crew arrives unprepared. When a dependency is blocked, you find a way through it immediately.
Cross-Disciplinary Translation: You can speak the language of a low-voltage cabling contractor in the morning and a Corporate Real Estate Executive in the afternoon, keeping everyone aligned on the same goal.
Adaptability: You are comfortable rolling up your sleeves for a hands-on, highly accountable role where you are directly responsible for the physical reality of the deployment.
LOCATION & WORKING HOURS
This is a full-time, remote role based in the APAC region. You must be located in APAC but have the ability to work primary hours that overlap with North American business hours.
Because deployments happen on the ground all over the world, the role requires genuine schedule flexibility. Most coordination happens asynchronously, but you will occasionally need to take off-hour calls to brief installers, manage live deployment milestones, or interface with global client stakeholders.
