Licensed Professional Engineer, Cost Segregation Review

Cost Seg Smart is a technology-enabled cost segregation firm seeking a U.S.-licensed Professional Engineer (PE) to provide independent technical review of cost segregation studies on a project basis. Studies cover commercial buildings and residential rental properties.
We are looking for an experienced engineer who can review completed analyses, challenge assumptions where appropriate, request revisions, and provide a signed PE review for studies that meet their professional standards.
Responsibilities
- Review cost segregation studies before final delivery to the client
- Evaluate engineering assumptions, quantities, cost estimates and component allocations
- Review asset classifications and supporting documentation
- Review the reconciliation of component costs to depreciable basis
- Identify unsupported assumptions, inconsistencies, or areas needing additional evidence
- Request and review revisions as necessary
- Sign a PE review for studies that satisfactorily complete the review process
- Occasionally advise on unusual or complex properties
- Potential opportunity to perform or coordinate onsite property observations
Ideal background
- Active U.S. Professional Engineer license in good standing
- Prior cost segregation experience strongly preferred
- Experience with commercial construction, MEP systems, construction estimating or building systems
- Familiarity with engineering-based cost estimation and construction cost databases
- Ability to independently evaluate technical work rather than follow a checklist
- Professional liability (E&O) insurance, or willingness to obtain it
- CCSP or other cost segregation credentials are a plus
Licensure
Many states require the reviewing engineer to be licensed where the property is located. Please list every state where you hold an active license; we assign studies to match the reviewer's states. Multi-state licensure widens the work available to you.
This is not a rubber-stamp role
The reviewing engineer has full authority to request additional documentation or revisions, and should sign only work they are professionally comfortable supporting. Review fees are paid for every completed review, whether or not the study is signed.
Engagement and compensation
- Fully remote, per-project, with volume expected to grow
- Expected turnaround: 3 to 5 business days per study
- We are especially interested in a long-term relationship with the right engineer
