Why "Guru"
Because we are not hiring someone to make renders. We are hiring the person who decides what a Sinclairs room feels like when you walk in, what the bar in the Dooars looks like at dusk, how a kitchen in Kalimpong actually flows — and then draws it, details it, and stands on site until it is built the way it was drawn. Nine hotels, a new-build on 22 acres, and a refurbishment pipeline that has been waiting for exactly this person. One seat. All of it.
The Short Version
Sinclairs Hotels & Resorts runs nine properties from the Himalayas to the Andamans — a listed, debt-free group with real cash and a decision to spend it on the estate. Every design project so far has gone to outside consultants. You bring it in-house: interiors and architecture, concept to handover, across everything we build or rebuild.
You will draw, in AutoCAD and SketchUp and whatever the job needs. You will write the BOQ and hold the contractor to it. You will pick the FF&E and argue with the Purchase Manager about it. You will plan a kitchen with the Group Executive Chef. And you will spend serious time in Chalsa, Kalimpong, Darjeeling and Port Blair — because the drawing is not done until the space is.
We want both halves in one person: an interior designer's eye and an architect's discipline. Make a space feel like where it is. Also read the structural drawing, coordinate the services, and know the joinery can be built by the carpenter who is actually going to build it.
What's Ahead
• Year one: Sinclairs design standards and a materials and FF&E library exist because you made them; the refurbishment pipeline is designed, drawn and costed; the Chalsa concept is owned in-house with consultants managed against it.
• Years two and three: Chalsa goes from your drawings to opening day; a small design and drafting team works for you; the group has a playbook for how it designs, builds and opens a hotel.
Then: Head of Design and Projects as the estate keeps growing.
What You'll OwnThe Design
• A Sinclairs design language — rooted in each region, coherent as a group — applied to rooms, lobbies, restaurants, bars, banqueting, spa, exteriors and landscape.
• Concepts, mood boards, space plans and 3D visuals that leadership can decide on and contractors can build from.
• Design for how a hotel really works: guest flow, service flow, back-of-house, kitchens, stores, housekeeping, accessibility, life safety.
The Drawings
• Full working sets: plans, sections, elevations, RCPs, joinery and furniture details, finishes schedules, MEP coordination.
• Specs, BOQs and cost estimates; value-engineering that saves money without losing the idea.
• One coordinated set — structure, MEP, kitchen, lighting, acoustics, landscape — with clashes solved on the board, not on site.
• Codes, fire and life safety, accessibility, local approvals.
The Site
• Contractor briefings, shop drawing review, mock-ups, quality checks, programme, snagging, handover.
• Fast decisions on site, documented; as-builts kept current.
• Remote hill and island locations, for as long as the project needs you there.
The Stuff
• FF&E design and spec — furniture, lighting, soft furnishings, art — through sampling, prototypes and approvals.
• Sourcing with the Purchase Manager: imported versus local carpenter-built, judged on cost, quality, lead time and how it survives hotel use.
• A vendor and materials library of people who have proven they can deliver in our locations.
The Consultants
• Select, brief and manage external architects, MEP, landscape, lighting and specialist contractors when a project needs them. The design intent stays yours.
• Run several projects at once; keep leadership clear on status, risk and decisions.
Hard SkillsMust have
• AutoCAD — expert. Fast, clean, standards-compliant. This is the daily tool.
• SketchUp with V-Ray, Enscape or Lumion.
• Photoshop and InDesign for boards and documentation.
• Excel for BOQs, estimates, FF&E and finishes schedules.
• Reads and coordinates structural and MEP drawings without help.
Great to have
• Revit or ArchiCAD — BIM for the new-build.
• 3ds Max with V-Ray or Corona.
• MS Project or equivalent.
• AI tools for concept exploration, spec writing, take-offs and documentation.
YouMust have
• B.Arch or interior design degree, with real capability across both; CoA registration a plus.
• 6+ years across interiors and architecture, with at least two hospitality projects — hotels, resorts, restaurants, bars — taken from concept to a finished, operating space.
• A portfolio that shows the concept and the working drawings behind it.
• Site supervision with contractors and fabricators; comfortable fixing problems on a live site.
• FF&E specification, sampling and vendor management, hands-on.
• BOQs, specs, estimates, value-engineering.
• Can explain a design to a GM, a chef, an engineer and a contractor — and hear what they say back.
• Will travel a lot and stay on site when it matters.
Great to have
• Resorts and destination hotels — hills, forest, coast.
• Vernacular and regional design; timber, stone, local craft; climate-responsive and sustainable design.
• Projects delivered where the road is bad and the supply chain is worse.
• Commercial kitchen and back-of-house planning.
• Client-side or in-house experience managing consultants.
• Furniture sourcing — imports, workshops, carpenters.
Who Thrives Here
A designer who is happy in site boots. You care how a space feels and you care that the door swings the right way, the AHU fits above the ceiling, and the joinery detail can be built by the carpenter in Kalimpong. You draw clean, you decide fast, and you do not hand a consultant a problem you could solve yourself. You want nine hotels and a new-build to carry your work — not a folder of renders for someone else's project.
