Regional Retail Real Estate Portfolio Manager

Shape the future of how customers access our Consumer Bank across the West Region —owning the forward-looking real estate strategy and execution for a 1,500+ branch and ATM network. You’ll lead a team of transaction managers and turn performance analytics, competitive dynamics, and customer behavior into clear recommendations on where to open, relocate, resize, renovate, purchase, or close locations.
As a Regional Retail Real Estate Portfolio Manager on the Consumer Bank Distribution Network Portfolio Leasing and Optimization team, you will lead and manage a team of transaction managers and own the strategy and execution for the 1500+ branch and ATM network in the West Region. The role drives recommendations on where to open, relocate, resize, close, purchase, and renovate branches —balancing customer needs, financial performance, and competitive dynamics. Oversees leased branch portfolio through renewals, extensions, and critical date tracking.
Job responsibilities:
Lead and manage a team of ~5 transaction managers responsible for end-to-end retail branch real estate transactions across the West Region, setting priorities, coaching performance, and driving measurable results
Own the network optimization strategy and multi-year execution roadmap which translates into a managed pipeline of relocations, renewals closures, purchase, downsizes, and large-scale renovations through the use of performance analytics, competitive landscape, customer behavior, and local development and redevelopment knowledge
Present location recommendations and capital spend cases for approval to senior leadership; articulating assumptions, tradeoffs, expected outcomes, and key risks
Partner with design and construction, finance, data and analytics, legal, and operations to execute transactions on time and on budget
Ensure alignment and continuity with Global Real Estate for hybrid branch / corporate properties
Support ongoing portfolio decisions through management of lease renewals, extensions, and critical date tracking
Build and maintain senior relationships with key landlords and REITs across the region
Required qualifications, capabilities, and skills:
8+ years experience in retail real estate strategy, network planning, and transactions/lease portfolio management
5+ years in people leadership with measurable success developing, managing, and motivating team
Ability to think creatively and synthesize multiple data points to develop innovative, tailored solutions
Strong communication skills and proven ability to collaborate effectively with cross-functional team partners.
Ability to manage multiple real estate projects simultaneously, from site selection to opening, with attention to timelines and deliverables
Strong understanding of Letters of Intent (LOIs), lease terms, risk mitigation, and finalizing agreements in collaboration with internal partners
Data manipulation skills using Excel; knowledge of advanced formulas, pivot tables, and data visualization
Experience with Large Language Models/AI
Travel: Up to 40%
Preferred qualifications, capabilities, and skills:
Bachelor’s degree or higher
