Data Center Market Lead - Japan

The Market Lead is the client’s single point of contact in their market, named and fixed for the term of the engagement. Everything delivered in-country is theirs: the health of the deal pipeline, the direction and performance of the in-market pre-lease team, the quality of local intelligence, and the honesty of the risk picture the client sees. This role demands standing in the local market — with developers, utilities and authorities — and the confidence to say hard things early.
Key responsibilities
Act as the client’s first point of contact and escalation for all in-market matters
Direct and prioritise the in-market pre-lease team against live deal flow
Manage developer and counterparty relationships across all sites in the market, including intake of due diligence deliverables and documents
Produce monthly market intelligence covering power, land, supply chain, pricing, lead times and regulatory movement
Identify and report key risks to the client relating to potential deals, developers and sites
Provide evidence-based input to the quarterly resourcing review on forward deal flow and required capacity
Advise the client on local market practice, negotiation norms and engagement with utilities and authorities
Ensure clean coordination with existing in-market instructions during their run-off, with no duplication of effort
Established standing in the market’s data centre or major projects sector, with a live network of developers, utilities and authorities
A record of leading in-country teams and holding senior client relationships
Business fluency in the local language and negotiating culture (Japanese essential for those markets)
Deep familiarity with local regulatory, planning and grid connection realities
The judgement to say hard things early about deals, counterparties and risk
Comfort operating as the face of a global firm in their market
