About the role
Description supplied by the original job listing.
The Construction Manager leads day-to-day site execution of the office fit-out, owning the civil and interior scope end to end, and acts as the site coordination lead across all trades, including MEP vendors. The role ensures the project is delivered safely, on time, within budget and to the specified quality, from site handover through to snagging, handover and close-out.
Key responsibilities:
1. Site execution – Civil & Interiors
• Plan, sequence and supervise all civil and interior works: blockwork/drywall partitions, gypsum and grid false ceilings, raised access floors, flooring (carpet, vinyl, tiles, stone, wooden), wall finishes, painting, glazing and glass partitions, doors and hardware, joinery and loose furniture installation.
• Supervise minor civil works: core cutting, chasing, waterproofing in pantries and washrooms, screeding, structural openings (with structural consultant approval), and landlord-interface works.
• Read and interpret architectural, interior, RCP, finishes and joinery drawings; raise RFIs to resolve gaps and conflicts early.
• Review and approve contractor shop drawings, mock-ups and material samples against specifications before execution.
• Verify quantities and measurements for running bills; certify work done.
2. Planning & programme control
• Build and maintain the detailed site programme (MS Project / Primavera), including look-ahead plans (3-week) and daily targets.
• Track progress against the baseline, identify the critical path, and put catch-up plans in place when slippage occurs.
• Plan manpower, material deliveries and equipment across trades, working within building management rules (working hours, goods-lift slots, noisy-work windows).
• Run the long-lead items tracker (glass, imported finishes, furniture, AHUs, DG, chillers, etc.).
3. MEP coordination (working knowledge)
The Construction Manager is not expected to design MEP systems, but must understand them well enough to coordinate vendors, sequence work and spot clashes. Working knowledge is required in:
• HVAC – ducting, VRF/VRV and chilled-water FCU/AHU systems, diffuser and grille placement, insulation, and testing, adjusting and balancing (TAB).
• Electrical – LT panels, DB layouts, cable trays, raceways, lighting layouts, UPS, DG back-up, earthing, and floor boxes/poke-throughs.
• Fire & life safety – sprinkler layouts and drop adjustments to the ceiling, fire alarm and detection, PA, and fire-stopping at penetrations.
• Plumbing – water supply, drainage, sanitary fixtures in washrooms and pantries, and slope and access requirements.
• ELV / IT – structured cabling, access control, CCTV, BMS, AV and meeting-room systems.
In practice this means:
• Leading coordinated services drawing (CSD) reviews and ceiling-void clash resolution between ducts, trays, sprinkler lines and lights.
• Sequencing ceiling close-up only after above-ceiling MEP installation, testing and inspection sign-off.
• Coordinating MEP cut-outs in ceilings, partitions, floors and joinery; making sure access panels are provided.
• Supporting pressure tests, IR tests, and testing & commissioning (T&C) schedules, and tracking MEP snags through to closure.
4. Vendor & stakeholder coordination
• Serve as the single point of coordination on site for all vendors: civil, interiors, joinery, MEP, fire, ELV/IT, AV, furniture and signage.
• Chair daily site coordination and weekly progress meetings; issue minutes and action trackers.
• Liaise with the client, architect/interior designer, MEP consultant, PMC and building facility management team.
• Manage the landlord interface: fit-out approvals, work permits, hot-work permits, and tie-ins to base-building services (HVAC, fire, electrical, BMS).
Qualifications & experience
• Education: B.E. / B.Tech (Civil) or B.Arch; Diploma in Civil Engineering with significantly more experience may be considered.
• Experience: 5 years in construction
• Track record: Has delivered at least 2-3 fit-out projects of 50,000+ sq ft end to end, ideally for MNC or corporate clients.
Working relationships
• Internal: Project Manager, Planning Engineer, QS/Billing Engineer, MEP Engineer/Coordinator, Safety Officer, Procurement and Design teams.
• External: Client representatives, PMC, architect/interior designer, MEP consultant, subcontractors and vendors, building management / landlord, and statutory authorities.
