Position Overview
We are seeking an experienced Assistant Project Lead to join our PDS team in Mumbai. This role serves as a critical bridge between project execution teams and senior project leadership, requiring an individual who can independently manage project portfolios while supporting strategic client relationships. The Assistant Project Lead will oversee multiple concurrent projects, mentor junior team members, and ensure delivery of projects that meet JLL's standards of excellence in quality, schedule, budget, and client satisfaction.
Key Responsibilities
Project Leadership & Management The Assistant Project Lead will independently manage a portfolio of medium to large-scale construction and fit-out projects valued between INR 5 crore to INR 50 crore. This includes overseeing all phases from project initiation through closeout, ensuring seamless coordination across design, procurement, construction, and commissioning stages. You will serve as the primary point of contact for assigned projects, making critical decisions on project execution strategies while escalating complex issues to senior leadership when appropriate.
Client Relationship Management Building and maintaining strong client relationships is essential. You will serve as the day-to-day client interface for assigned projects, conducting regular progress meetings, presenting project updates, addressing concerns proactively, and ensuring client expectations are consistently exceeded. Understanding client business objectives and translating them into effective project delivery strategies will be key to success in this role.
Team Leadership & Mentoring You will lead and mentor a team of project engineers and trainee engineers, providing technical guidance, conducting performance reviews, and fostering professional development. This includes delegating tasks effectively, monitoring team workload, and creating a collaborative environment that encourages learning and accountability. Building team capability while maintaining high performance standards is a critical responsibility.
Budget & Cost Management Comprehensive financial management of projects is required, including developing detailed project budgets, tracking costs against approved budgets, managing cash flow projections, reviewing and approving contractor payment applications, and preparing financial reports for clients and senior management. You will negotiate change orders, identify cost-saving opportunities, and ensure projects are delivered within approved financial parameters.
Schedule Management & Planning You will develop and maintain detailed project schedules using MS Project or Primavera, identifying critical path activities, monitoring progress against milestones, and implementing recovery plans when delays occur. Coordinating with contractors and consultants to optimize construction sequencing and minimize schedule impacts is essential. Regular schedule updates and forecasting project completion dates accurately will be required.
Contract Administration & Procurement Managing contractor and consultant agreements throughout project lifecycles is a key responsibility. This includes contract negotiation support, administering change orders, resolving commercial disputes, ensuring contractual compliance, and managing claims. You will oversee procurement processes including tender preparation, bid evaluation, vendor selection, and contract award recommendations.
Quality Assurance & Technical Oversight Ensuring projects meet JLL's quality standards and client specifications requires rigorous oversight. You will establish quality control procedures, conduct regular site inspections, review contractor workmanship, coordinate testing and commissioning activities, and manage defect rectification processes. Technical review of drawings, specifications, and construction methodologies to ensure design intent is achieved will be ongoing.
Risk Management & Problem Solving Proactive identification and mitigation of project risks across schedule, cost, quality, and safety dimensions is essential. You will develop risk registers, implement mitigation strategies, and resolve complex technical and commercial challenges that arise during project execution. Strong analytical and problem-solving abilities will be critical to navigating project complexities successfully.
Health, Safety & Environment (HSE) Championing safety culture across all project sites is non-negotiable. You will ensure strict compliance with JLL's HSE policies, conduct safety audits, chair safety meetings, investigate incidents, and implement corrective actions. Creating safe working environments and holding contractors accountable to HSE standards protects both personnel and the organization.
Reporting & Governance Preparing comprehensive project reports for internal leadership and external clients is required. This includes weekly progress reports, monthly executive summaries, financial dashboards, risk reports, and project closeout documentation. You will ensure projects adhere to JLL's governance frameworks and maintain complete project records throughout delivery.
Stakeholder Coordination Coordinating with diverse stakeholders including clients, contractors, consultants, architects, MEP engineers, local authorities, and internal JLL teams requires excellent communication and relationship management skills. You will facilitate collaboration, resolve conflicts, and ensure alignment across all parties toward common project objectives.
Business Development Support Supporting business development initiatives by participating in client presentations, preparing project proposals, contributing to RFP responses, and leveraging existing client relationships for portfolio expansion opportunities will contribute to team growth objectives.
