Our teams integrate seamlessly with client organizations, delivering high-impact finance, risk, analytics, and technology capabilities from India.
FinacPlus is a Great Place to Work® Certified™ organization, recognized for our collaborative culture, strong leadership values, employee-first philosophy, and commitment to professional growth. If you are looking for global exposure, ownership-driven work, and meaningful career acceleration, this is where you belong.
We are currently hiring a Construction Project Assessment Specialist with 2–5 years of relevant experience to support a leading US mortgage finance client. This role offers specialized exposure to real estate construction assessments, renovation project monitoring, construction draw management, and mortgage loan risk evaluation.
As a Construction Project Assessment Specialist, you will work closely with the Draw Management team, evaluating construction progress, project budgets, timelines, and supporting documentation to determine whether construction funding requests are justified. You will contribute to informed funding decisions by identifying project risks, validating completion status, and ensuring construction activities remain aligned with approved scopes of work.
RESPONSIBILITIES
Construction Project Assessment & Evaluation
You will evaluate construction progress using on-site photographs, inspection reports, and supporting documentation to verify that project execution aligns with the approved scope of work, budget, and applicable building codes and regulations.
You will assess construction progress across different trades and assign appropriate percentage-of-completion ratings to support accurate evaluation of borrower draw requests.
You will critically review project documentation to validate the status of completed work, identify discrepancies, and determine whether the reported progress reasonably supports the requested reimbursement.
You will evaluate construction methods, labor requirements, and project costs to assess their reasonableness against approved budgets and project specifications.
You will identify potential construction delays, cost overruns, incomplete work, and other project risks that could affect the property's completion or financial performance.
Construction Draw Management & Project Monitoring
You will support the Draw Management team in assessing construction reimbursement requests and determining whether requested disbursements are supported by verified project progress.
You will review construction schedules, project milestones, and estimated completion dates to assess whether projects are likely to be completed before the associated loan maturity dates.
You will evaluate project budgets and cost estimates to identify potential funding shortfalls, unexpected expenditure, and deviations from the approved construction plan.
You will provide clear, evidence-based assessments to support appropriate construction funding decisions and maintain consistency with established draw management procedures.
Risk Assessment & Stakeholder Communication
You will communicate project status, assessment findings, recurring concerns, and potential risks to leadership and relevant stakeholders to support timely decision-making.
You will coordinate with loan originators, borrowers, developers, contractors, and other external stakeholders to obtain additional information and clarify construction-related discrepancies.
You will maintain accurate assessment records, supporting documentation, and project updates to ensure transparency and facilitate effective monitoring.
You will contribute to continuous improvement by identifying recurring project assessment issues and recommending improvements to review procedures and reporting practices.
QUALIFICATIONS AND EXPERIENCE
Bachelor's degree in Civil Engineering or Architecture is required; a master's degree in a relevant discipline is preferred.
2–5 years of relevant experience in construction project management, site engineering, construction monitoring, quantity surveying, project estimation, or related activities is strongly preferred.
Practical understanding of construction methodologies, project budgets, cost estimates, work completion assessments, and construction schedules.
Ability to interpret construction photographs, project documentation, drawings, specifications, and progress reports.
Strong understanding of construction labor requirements, project costing, and the evaluation of work completed against approved budgets.
Strong proficiency in Microsoft Excel and Microsoft Office applications; familiarity with Microsoft Project is preferred.
Excellent analytical, organizational, and problem-solving skills, with the ability to identify project risks and discrepancies.
Strong written and verbal communication skills, with the ability to present findings clearly to internal and external stakeholders.
Professional registration or certification, such as a relevant architecture license or Chartered Engineer certification, is an advantage but not mandatory.
WHAT MAKES YOU A STRONG FIT
You have a practical understanding of construction projects and can evaluate whether reported progress aligns with actual work completed.
You demonstrate strong analytical judgment when assessing construction costs, project schedules, labor requirements, and funding requests.
You have exceptional attention to detail and can identify inconsistencies across photographs, reports, budgets, and supporting documentation.
You take ownership of assigned assessments and proactively follow up on missing information and unresolved discrepancies.
You can communicate technical findings clearly to both technical and non-technical stakeholders.
You are comfortable working with international teams and managing multiple project assessments within defined timelines.
You are interested in applying your construction expertise to US real estate finance and mortgage lending operations.
