Role Overview
We are looking for an experienced Execution Engineer / Assistant Project Manager with specialized expertise in turnkey civil, interior fit-outs, and mission-critical environments (specifically Data Centers). The role involves leading on-site execution, managing contractor packages, enforcing precision finishing standards, tracking project timelines, and coordinating closely with clients, PMCs, and consultant architects.
Key Responsibilities
1. Site Execution & Technical Delivery
Lead the end-to-end execution of turnkey civil and architectural interior packages, with a strong focus on data center specifications (raised access flooring, specialized partitions, heavy-duty false ceilings, and acoustic/thermal linings).
Review architectural drawings, GFCs (Good for Construction), specifications, and the Bill of Quantities (BOQ) to preempt technical clashes and site execution challenges.
Supervise site installations per material extracts and approved Submittals of Finishes (SOF), ensuring clean interfaces between civil/interior finishes and MEP/low-voltage services.
2. Planning, Scheduling & Progress Monitoring
Assist in drafting and actively tracking the detailed Level-2 (L2) baseline project schedule against agreed milestone dates.
Monitor critical-path activities daily to identify potential bottlenecks early and implement corrective action plans.
Prepare, verify, and submit daily, weekly, and monthly MIS operational reports.
3. Material Extraction, Commercials & Billing Support
Generate detailed material extracts, procurement package schedules, and site requisitions strictly aligned with the BOQ.
Perform monthly quantity reconciliations, tracking raw and installed materials to produce timely excess/savings statements.
Log all scope deviations, extra items, and quantity variations; prepare technical and cost impact sheets to secure timely client/PMC approvals.
Provide validated daily site progress data (DPRs) to the commercial/billing team to expedite interim sales bill submissions.
4. Quality Control, Safety & Compliance
Enforce RKIPL’s Quality Assurance & Quality Control (QA/QC) benchmarks across all work trades.
Implement real-time snagging protocols during execution rather than deferring to handover, ensuring prompt closure.
Comply strictly with Environmental, Health, and Safety (EHS) policies, site housekeeping guidelines, organized material stacking, and statutory site compliances.
5. Stakeholder Management & Handover
Maintain active liaison with Clients, Project Management Consultants (PMC), and Architects for approvals, inspections, and resolution of site issues.
Maintain complete site document repositories: Technical Data Sheets (TDS), Delivery Challans, Material Test Certificates (MTC), Inspection Test Plans (ITP), and manufacturer warranties.
Coordinate final snag list sign-offs, secure Virtual Completion Certificates (VCC), compile the Handover Manual (HOM), and draft the final project closure documentation.
Oversee site demobilization, including reconciling raw material/infrastructure inventory and returning surplus goods and rental equipment to the central warehouse.
