About Hub and Oak Interiors
Hub and Oak Interiors is an established commercial interior design and turnkey fit-out company based in Delhi NCR. We specialise in designing and delivering offices and commercial workspaces for startups, corporates and established businesses across Delhi, Gurgaon, Noida and Faridabad.
Role Overview
We are looking for an Procurement & Costing Manager to take end-to-end ownership of BOQs, project estimates and cost planning for office interiors and turnkey projects. The role involves working closely with the Interior Design Head, Business Development Manager and Project Manager to ensure proposals are accurately costed, commercially viable and submitted on time.
Key Responsibilities
BOQ Preparation and Quantity Take-Offs: Prepare detailed BOQs by reviewing layouts, working drawings, specifications and site measurements. Identify missing information, scope gaps and discrepancies before finalising estimates.
Project Estimation and Costing: Prepare item-wise estimates covering materials, labour, installation, transport, wastage, site overheads and contingency allowances. Cover all relevant trades, including civil works, partitions, ceilings, flooring, furniture, joinery, electrical, HVAC, plumbing, fire safety and IT infrastructure.
Vendor Quotations and Rate Analysis: Obtain quotations from vendors and contractors, prepare comparison statements, assess scope completeness and negotiate rates to establish reliable project costs.
Commercial Proposals and Tender Support: Prepare priced BOQs, quotation inputs, inclusions, exclusions and assumptions. Coordinate with business development to ensure client proposals reflect the approved scope, costs and margins.
Budget Planning and Value Engineering: Develop execution budgets and recommend alternative materials, specifications or construction methods to meet client budgets while maintaining design intent, functionality and quality.
Design and Execution Coordination: Work with the design and project teams to validate quantities, specifications, site conditions and execution requirements. Hand over approved costing sheets and budgets to the Project Manager before execution.
Variation Costing and Cost Monitoring: Estimate additional work and scope changes, maintain variation records and support approval before execution. Compare actual and committed costs against budgets with the project and accounts teams, highlighting overruns and margin risks.
Cost Database and Documentation: Maintain updated material and labour rates, vendor quotations, standard BOQs and historical project costs. Ensure estimates are version-controlled, traceable and supported by clear calculations and approvals.
Candidate Requirements
Preferably 5–8 years of relevant experience in estimation, costing or quantity surveying, with hands-on experience in commercial office interiors and turnkey fit-outs.
Degree or diploma in Civil Engineering, Quantity Surveying, Construction Management or a related discipline. Candidates with equivalent practical experience may also be considered.
Ability to read architectural, interior and services drawings and independently prepare quantity take-offs and detailed BOQs.
Strong understanding of interior materials, construction methods, labour productivity and vendor pricing.
Proficiency in Microsoft Excel and AutoCAD for drawing review and measurement; familiarity with estimation software is an advantage.
Strong commercial judgement, attention to detail and ability to manage multiple estimates within deadlines.
Ability to coordinate effectively with designers, project managers, vendors and the business development team.
Success in This Role
Accurate and timely estimates, complete BOQs with minimal scope omissions, reliable execution budgets, prompt costing of variations and clear visibility of expected project margins.
