About nSCALE
nSCALE Design & Development is a real estate development and architecture firm working at the intersection of design, real estate finance, and strategy. Founded in 2021, the firm provides development advisory, architecture, interior design, market research, and financial analysis, with a focus on affordable housing, green infrastructure, and mission-driven community projects. Our clients include community-based organizations, nonprofits, institutions, and developers pursuing projects that matter to the places they serve. Current work includes adaptive reuse projects in North Carolina, mixed-use projects in Ohio, and more.
The Role
We are looking for a Development Analyst II to support nSCALE's real estate development work. You will build financial models, write business plan, support deal sourcing and due diligence, and help move projects from feasibility through asset management. You will work on a range of projects that vary in size, type, and location, and you are expected to keep your own work accurate and on schedule with limited oversight.
You will report to our Managing Principal, until a Development Manager is selected. This role has no direct reports, yet.
nSCALE's sister company is preparing to launch a debt fund. You will help set it up by building financial models, refining the business plan, and other tasks associated with capital raising. Prior fund experience is not required.
What You'll Do
Build and maintain financial models in Model (www.underwriteanything.com) and Excel, including pro formas, waterfall models, and sensitivity analyses.
Support real estate deal sourcing (REDS), including deal origination, lead sourcing and management, transaction management, due diligence, business development, and relationship management.
Support market research, financial analysis, feasibility analysis, due diligence, and acquisitions and dispositions.
Draft business plans.
Support the underwriting and structuring of debt investments.
Support the drafting of offering memorandums, pitch decks, and business plans for the debt fund.
Support fund setup for nSCALE's sister company.
Support ongoing asset management.
Take part in project meetings with clients, consultants, and internal teams.
Keep project schedules, priorities, and task tracking current for your assigned scopes.
Identify coordination gaps, technical risks, and schedule risks early, and escalate them when needed.
What You Bring
A bachelor's degree in finance, business, real estate development, or a related field.
At least 3 years of post-graduate experience in real estate development, finance, or a closely related field.
Advanced Excel skills, including the ability to build financial models from scratch.
A working knowledge of real estate finance, underwriting, and accounting principles.
Strong mathematical and analytical skills.
Clear written and verbal communication, including the writing needed for business plans and investor materials.
The ability to manage several projects at once and work independently.
Willingness to learn fund-level mechanics, including GP/LP structures, waterfall modeling, and IRR and equity multiple calculations.
The ability to attend project sites and meetings in the Columbus, Ohio area, Western North Carolina, and more locations when needed.
Nice to Have
Experience with investor reporting or fund administration.
Knowledge of Argus and CoStar.
Experience with adaptive reuse, community facilities, or affordable housing.
How You'll Work
Hybrid. nSCALE has no physical office, so you will work remotely when you are not on site, with regular in-person time at project sites, consultant meetings, and client meetings.
Full time, 40 hours per week, Monday through Friday, 9 a.m. to 6 p.m. Eastern, with lunch included in that window.
Some travel to project sites and meetings, currently expected about once every other month. This may change as our projects do.
