Retail Expansion & Real Estate Acquisition – CoimbatoreThe Role in One Line
Own a defined cluster of cities and build Purplle’s store pipeline end-to-end—from direct property sourcing and site evaluation to negotiation, lease closure, and store opening. In your patch, you are the market.
What Makes This Role Different
This is a field-first real estate acquisition role. Unlike traditional acquisition roles that depend heavily on broker inventory, you will be expected to build a significant part of your pipeline through direct sourcing.
You will be on the ground—mapping high streets and micro-markets, identifying upcoming vacancies, approaching landlords directly, tracking competitor movement, and building a proprietary property database.
Consultants and brokers are a support channel, not the primary engine.
Key Responsibilities
1. Direct Market Sourcing – Core Responsibility
Physically scout assigned cities, high streets, malls, key junctions and competitor clusters.
Build and maintain a proprietary database of properties, vacancies, landlords, rentals, frontage, floor plates and pipeline status.
Directly approach landlords, property owners, developers and RWAs to identify off-market opportunities.
Ensure at least 50% of signed deals come through direct sourcing.
Track competitor openings, closures and renewals to identify potential opportunities.
2. Site Screening & Evaluation
Evaluate every property using a defined scoring matrix covering catchment, footfall, beauty/cosmetics demand, competition, visibility, frontage, accessibility, parking, floor plate and rental viability.
Apply a strict qualification gate—only sites scoring 7/10 or above move to negotiation.
Conduct catchment and demographic analysis, including addressable market, cosmetics spend and tier classification.
Complete geo-tagged site recce with photographs and short videos for every assessed property.
3. Negotiation & Deal Closure
Negotiate rent, escalation, rent-free period, CAM, security deposit, lock-in and exit terms.
Maintain deal-quality targets including CM3 above 15% and rent-to-revenue below 15%.
Drive deals from LOI to signed lease within agreed timelines in coordination with Legal.
Ensure mandatory protective clauses covering self-execution, delay penalty, set-off, store readiness and electricity commissioning.
4. Commercial Evaluation
Build a simple financial model for every shortlisted property covering:
Rent
Fit-out cost
Projected sales
Breakeven
Payback
Return
Make clear Go / No-Go recommendations based on numbers.
5. End-to-End Store Opening
Own the property from selection through store opening.
Coordinate with Operations, Projects, Legal and Finance.
Track handover, fit-out, electricity commissioning and opening timelines.
6. Portfolio & Existing Store Management
Own the renegotiation and exit pipeline for the assigned cities.
Drive rental savings, clean exits and document achieved savings.
Coordinate landlord invoices, rental processing and CAM-related queries with the central Asset & Rentals team.
7. Consultant Management
Identify, empanel and manage local property consultants on a success-fee basis.
Use consultants to expand market coverage while maintaining strong direct sourcing.
Who We’re Looking For
5–15 years of experience in retail expansion, store acquisition or retail real estate.
Experience in Beauty, Cosmetics, Wellness, F&B, QSR, Pharma, Fashion, Telecom, Banking or similar retail sectors.
Candidates from retail leasing teams of IPCs such as JLL, CBRE, Cushman & Wakefield, Knight Frank, Anarock, etc., are welcome.
Proven direct/off-market sourcing experience, not only broker-led transactions.
Strong knowledge of the assigned state/market and fluency in the local language.
Demonstrated lease negotiation experience with measurable commercial outcomes.
Comfortable with extensive field travel across the assigned territory.
Own two-wheeler/four-wheeler and willingness to spend most working days in the market.
