Senior MEP Design Associate (Relocation to Iraq)

Job Purpose
The MEP Associate is responsible for preparing accurate Bills of Quantities (BOQs), cost estimates, and related costing documentation in line with approved designs and project requirements. The role supports capex planning, cost optimization, and value engineering initiatives for new store openings and remodel projects while ensuring compliance with Americana standards, specifications, and governance requirements.
Key Responsibilities
Prepare BOQs in line with the Design team’s requirements, ensuring accuracy, completeness, and compliance with specifications.
Produce high-level and detailed cost estimates based on project requirements, drawings, and available design information.
Perform detailed quantity take-offs and measurements from architectural, civil, interior, and MEP drawings to ensure BOQ accuracy prior to tender issuance.
Conduct cost analysis and implement cost control measures to optimize project capex and improve cost efficiency.
Identify and propose value engineering options to support cost reduction while maintaining required quality and design standards.
Analyze and compare contractor quotations, identify commercial variances, and support tender and bid evaluation processes.
Identify cost risks, design changes, and scope variations, and provide timely cost impact assessments to relevant stakeholders.
Maintain accurate costing records, benchmarking data, and project documentation to support reporting and future project planning.
Ensure Americana standards, specifications, and governance requirements are implemented, met, and maintained across all costing and BOQ activities.
Work closely with Design, Construction, Real Estate, Procurement, and project teams to ensure alignment on costing, tendering, and execution requirements.
Collaborate on special projects requiring focused costing support, coordination, and reporting.
Qualifications and Experience
Bachelor’s degree in Civil, Mechanical, or Electrical Engineering.
6–8 years of experience in Quantity Surveying, MEP estimation, or project cost management roles.
Experience in retail, F&B, or multi-site construction environments is preferred.
Experience supporting new store development or refurbishment projects is an advantage.
Knowledge and Skills
Strong knowledge of quantity surveying principles, cost estimation techniques, and BOQ preparation.
Good knowledge of construction materials, specifications, and pre-contract procedures.
Proficiency in AutoCAD and strong working knowledge of MS Office applications, especially Excel.
Strong analytical, numerical, and cost-control skills with high attention to detail.
Ability to manage multiple projects and meet deadlines in a fast-paced environment.
Good communication and coordination skills with the ability to work cross-functionally.
Strong organizational skills and ability to work independently while maintaining quality and accuracy.
