🔧 ROLE RESPONSIBILITIES
📈 Develop and implement asset management strategies aligned with business and investment objectives.
💰 Monitor asset performance, revenue generation, operating expenses, cash flow, and profitability.
🏢 Evaluate asset utilization, occupancy, operational efficiency, and value enhancement opportunities.
📊 Prepare financial models, budgets, forecasts, valuations, and portfolio performance reports.
🔎 Analyze market trends, investment opportunities, asset risks, and commercial developments.
🤝 Coordinate with property managers, operators, investors, consultants, and external service providers.
🛠️ Oversee asset improvement initiatives, maintenance programs, refurbishment plans, and CAPEX projects where applicable.
🎯 Establish and monitor asset KPIs, performance benchmarks, and operational targets.
📋 Provide strategic recommendations related to acquisitions, disposals, refinancing, leasing, and portfolio optimization.
⚠️ Identify financial, operational, and market risks while recommending appropriate mitigation strategies.
📝 Present portfolio updates, investment analysis, and strategic recommendations to senior management.
⚙️ Improve asset reporting systems, internal processes, and performance monitoring frameworks.
🎯 QUALIFICATIONS
✅ Bachelor’s degree in Finance, Real Estate, Economics, Business Administration, or a related field.
✅ 6+ years of experience in asset management, investment management, real estate finance, or portfolio management.
✅ Strong understanding of financial analysis, valuation, budgeting, forecasting, and investment performance.
✅ Advanced Microsoft Excel and financial modelling skills.
✅ Experience analyzing asset-level financial statements, cash flow, and performance indicators.
✅ Strong commercial awareness with excellent analytical and decision-making abilities.
✅ Excellent negotiation, communication, stakeholder management, and presentation skills.
✅ Familiarity with asset management systems, financial platforms, and reporting tools.
✅ UAE/GCC market experience is an advantage.
⭐ CFA, CAIA, RICS, ACCA, CPA, or other relevant certifications are a plus.
