Site Manager – Project Execution

Position Description:
· Responsible for cost & Quality & progress of the project.
· Responsible for planning, organising, monitoring of construction, quality & cost control, billing, P&L & progress of the project.
· Preparation of schedule in consultation with planning Engineer.
· Monitoring of the project through monthly MIS & WPRs.
· Finalising PERT / CPM & Bar Chart in consultation with client & contractor.
· Monitoring monthly physical & financial progress of the work, organising supervision of work as per the progress.
· Preparation of material procurement schedule for every 6 months.
· Budgeting of the project & monitoring the same.
· Maintaining proper quality of work & minimise the wastage.
· Understanding & finalising clients requirements, getting the plans prepared from a team of architects & getting them finalised.
· Getting soil investigation & structural designing done, drawing up BOQs.
· Checking / forwarding contractors bills for payment.
· Preparing rate analysis of various items and getting the rates approved from the management.
· Obtaining approvals from local government authorities.
· Maintaining housekeeping and safety at site.
Core Competencies:
· Experience of project implementation involving high rise towers, large span structures, complex structural configurations in RCC and steel. Should have preferably been involved in real estate, development projects comprising of office towers, residential towers, shopping malls & hotels.
· At a fairly senior level, should have handled the Project management of large commercial development projects in the past.
· Should be familiar with all inter disciplinary interfaces and coordination requirements.
· Knowledge of statutory clearances and approval processes.
· Should have attributes like integrity, team orientation, leadership, adaptability and flexibility, endurance, creative & innovative and achievement motivation.
