Work Arrangement: Head Office / Hybrid with travel and out-of-hours site work as required

Role Overview
The Manager – Renovation & Upgrades will be responsible for managing refurbishment, renovation, facility upgrades, and expansion projects across existing facilities.
The role will involve working within live operating locations while ensuring minimum disruption to patient services, timely project completion, quality execution, cost control, safety, and compliance with approved infrastructure standards.
Key Responsibilities
1. Facility Condition Assessment
Conduct surveys of existing facilities and identify infrastructure requirements.
Prepare detailed condition assessment reports.
Develop a prioritised upgrade plan based on:
Scope of work
Estimated cost
Operational impact
Dependencies
Priority and urgency
Recommend appropriate execution sequencing.
2. Renovation & Upgrade Project Management
Manage assigned renovation, refurbishment, expansion, and brand-refresh projects.
Coordinate with approved contractors for project execution.
Monitor approved scope, timelines, quality, and project costs.
Track project progress and ensure timely completion.
3. Live Facility & Phased Execution
Plan work in phases to minimise disruption to ongoing operations.
Define safe work zones, access arrangements, and working hours.
Coordinate night/weekend work wherever required.
Ensure proper dust control, safety, and infection-control measures in coordination with Operations and relevant specialists.
4. Service Continuity
Coordinate shutdown requirements with centre heads and Operations teams.
Plan utility isolation, shutdown, and reinstatement activities.
Ensure operational downtime remains within the approved work window.
Identify and escalate any risks that may affect patient services or facility operations.
5. Technical Coordination
Coordinate changes to existing:
Electrical systems
Plumbing
HVAC
Mechanical systems
Building services
Equipment
IT infrastructure
Work closely with Design, Biomedical, and IT teams.
Consider the existing building condition and technical limitations while planning modifications.
6. Approvals & Compliance
Identify approvals, permissions, and renewal requirements related to renovation and modification work.
Coordinate with Legal, Operations, and relevant specialists.
Track applicable fire, occupancy, registration, and other statutory requirements.
7. Quality, Handover & Defect Management
Inspect completed renovation and upgrade work.
Coordinate testing and commissioning where required.
Ensure all snags are identified and closed before handover.
Monitor repeat defects and ensure contractors complete corrective actions within agreed timelines.
8. Asset & Project Reporting
Maintain updated facility asset and condition records.
Share regular project updates with MIS.
Report:

Pending activities

Defects and corrective actions
Provide regular updates to AGM – Projects.
Candidate Profile
Educational Qualification
B.E./B.Tech in Civil Engineering
B.Arch
Diploma with relevant experience
Relevant Experience
7–11 years of experience in:
Renovation
Refurbishment
Facility upgrades
Interior fit-out
Construction/project management
Experience working within live/operational facilities is essential.
Experience in healthcare, hospitals, clinics, retail, hospitality, or other multi-location environments will be preferred.

Establish structured renovation and upgrade reviews.
Implement proper handover and defect-control processes.
Update the facility asset and condition register.

Role Boundary
This role is responsible for planning, coordinating, monitoring, and controlling renovation and upgrade projects within operating facilities.
Service shutdowns, patient-care arrangements, and operational decisions will be agreed with Operations. Contractors will remain responsible for execution of their contracted work and management of their workforce.

Salary will be determined by HR based on the candidate's relevant experience, expertise, and suitability, in line with company policy.
