Director of Asset Management
Core Responsibilities:
Oversee the performance and strategic direction of company's asset portfolio including real estate, investments, infrastructure, or other valuable resources
Lead implementation of asset management and maintenance programs, providing professional oversight to asset management team activities to protect the agency's investment and financial interests
Drive continuous development of asset management capabilities in strategy and planning, processes and practices, and data and information management
Analyze asset performance, identifying and executing value-creation and risk-mitigation opportunities, and driving initiatives that enhance asset value and financial performance
Develop and implement comprehensive asset management strategies to drive long-term growth and maximize return on investment (ROI)
Integrate operational oversight, commercial strategy, and financial value creation to ensure assets perform at or above their investment thesis
Lead cross-functional collaboration across engineering, operations, energy management, finance, accounting, legal, regulatory, and other teams to optimize performance, manage risk, and unlock embedded value throughout the asset lifecycle
Monitor, manage, and communicate the development of asset management capability, identifying interventions as required to ensure the agency remains on track
Act as agency champion for asset management function, effectively promoting the vision, direction, and team to create broad-based awareness and support for goals and plans
Provide executive leadership across the agency in response to identified asset performance and risk opportunities, ensuring robust and objective analysis, effective stakeholder consultation and communication
Oversee asset management activities for defined portfolio of assets (multifamily communities, commercial properties, infrastructure, investment portfolios) owned by company and joint venture partners
Analyze operating performance and develop strategies to enhance Net Operating Income (NOI), monetize amenities, and identify expense efficiencies
Evaluate competitive positioning and recommend value-add or capital investment strategies to sustain or increase asset value
Develop and maintain performance projections, including long-term capital planning, redevelopment feasibility analyses, and business plans
Lead approval and execution of capital investment programs and major capital projects
Serve as primary business owner for assets with complex ownership structures (e.g., joint ventures, HOAs, ground leases, partnerships)
Monitor key performance indicators (KPIs) to assess portfolio health and identify emerging opportunities or risks
Maintain forecasting models, which includes all of the various terms and assumptions, including actual leases signed, coordinating with leasing team to project leasing metrics/costs, and expenses based on actual bills and projected future expenses
Analyze and manage tracking of various ongoing capital projects in coordination with design & construction teams and property management
Represent firm's investment capabilities to institutional clients, consultants, and prospective investors
Coordinate with acquisitions team to identify and assess opportunities for portfolio growth through new investments or divestitures
Ensure that firm's properties/assets are well positioned in evolving market and responding proactively to market changes
Coordinate communication (verbal and written) to senior management on multiple assets and relevant topics impacting the performance of the portfolio
Typical Profile:
Bachelor's degree in Finance, Real Estate, Accounting, Business, Economics, or related field required; MBA, Master's in Real Estate, or CFA/CAIA/CPA strongly preferred
18+ years of progressive asset management, portfolio management, real estate finance, investment analysis, or related experience
8+ years in asset management leadership roles (Director, Senior Director) with portfolio or P&L accountability
Deep expertise in asset management strategy, financial modeling, investment analysis, portfolio optimization, and value creation
Strong knowledge of asset classes (real estate, infrastructure, investments, alternatives) and asset lifecycle management
Proven track record driving asset performance, NOI growth, capital appreciation, and risk mitigation across diverse portfolios
Experience in relevant industry verticals (real estate/REITs, multifamily, commercial real estate, infrastructure, investment management, asset management, private equity, pension funds, government/public sector)
Excellent leadership, communication, and stakeholder management skills; ability to influence senior management, investors, joint venture partners, and cross-functional teams
Strong analytical and problem-solving skills with data-driven decision-making mindset; proficiency in financial modeling, asset performance analytics, and business intelligence
Advanced financial modeling skills with experience using ARGUS, Excel, and asset management software platforms
Evident passion for real estate/assets and desire to build career on the principal side
Experience with complex ownership structures including joint ventures, partnerships, HOAs, and ground leases
Strong project management and capital planning expertise
Strategic thinker with hands-on execution mindset; comfortable operating in complex, multi-stakeholder environments
Excellent written and verbal communication skills for senior management, investors, and external stakeholders
Willingness to travel as needed for property/asset visits, investor meetings, and stakeholder engagements
