Expansion Manager

Yummy Bee is a brand under Vlogs Food Private Limited, is a growing food and hospitality company focused on quality food experiences through its expanding network of outlets and central kitchen operations, with a strong focus on operational excellence, customer experience, and strategic expansion across new markets and business formats.
Job Purpose
Responsible for identifying, evaluating, negotiating, and securing new locations while coordinating with internal teams to ensure commercially viable properties are converted into operational outlets within planned timelines.
Key Responsibilities
• Identify and evaluate potential locations based on market potential, customer catchment, footfall, visibility, accessibility, and business feasibility.
• Conduct site visits, prepare feasibility assessments, and shortlist suitable properties for expansion.
• Build relationships with landlords, brokers, developers, and property consultants to source quality locations.
• Negotiate rent, deposit, lease terms, lock-in period, escalation, and other commercial terms to secure viable deals.
• Coordinate with internal teams for property approval, documentation, location closure, and timely store opening.
• Maintain expansion of MIS, track location of pipeline and closures, and achieve assigned monthly and quarterly expansion targets.
Key Performance Indicators (KPIs)
• Qualified locations identified and shortlisted as per business requirements.
• Site visits completed and location conversion rate achieved.
• Monthly and quarterly expansion targets are achieved.
• Rental and deposit savings through effective negotiations.
• Stores opened within planned timelines.
• Franchise leads generated and converted.
Requirements
• 2–4 years of experience in expansion, real estate, business development, QSR, retail, or franchise operations.
• Graduate; MBA preferred.
• Strong property sourcing, location evaluation, negotiation, and market knowledge.
• Excellent communication, networking, follow-up, and closure skills.
• Proficiency in MS Excel and basic MIS reporting.
• Willingness to travel extensively for site visits and expansion activities.
