Prerequisites for the Job Role:
Proven track record of leading large-scale (20,000 sqft+) office/corporate property acquisition and expansion
Strong network and relationships with landlords, developers, and brokers
Expertise in strategic market analysis and deal structuring (including revenue sharing / management contract models)
Preferred: Strong exposure to Tier-1 Tier-2 city markets
Job Role :
Strategic Expansion LeadershipDefine and execute the organization’s expansion strategy across target markets, identifying high-value micro-markets for growth.
Oversee market research, competitive benchmarking, and rental trend analysis to aid decision-making.
Develop multi-year expansion roadmaps in alignment with company vision and financial goals.
Business Development & Relationship ManagementBuild and maintain strategic relationships with landlords, developers, brokers, and channel partners to secure priority access to prime properties.
Curate potential property options and evaluate on the basis of an acquisition checklist to qualify.
Represent alt.f in high-level negotiations with property owners, investors, and external stakeholders.
Deal Structuring & NegotiationLead negotiations for LOIs, agreements, and financial terms in alignment with the company’s financial models.
Evaluate and structure revenue-sharing or management contract arrangements where applicable.
Project Acquisition & Execution OversightOversee parameter-based site selection, due diligence, legal documentation, and compliance processes.
Collaborate with design, and project teams to finalize BOQs and ensure on-time, on-budget project delivery.
Operational Handover & LaunchEnsure seamless handover from acquisition to operations, coordinating with landlords and internal teams to secure all required approvals and documentation.
Track and maintain accurate property databases, including registration, deposits, and contract statuses.
Leadership & Team DevelopmentLead, mentor, and develop the expansion team, fostering a high-performance culture.
Promote cross-departmental collaboration to ensure smooth execution of expansion goals.
