Senior Housing Development Consultant

New Seasons Development LLC is a small, for-profit affordable housing development consulting firm led by Wendy Cohen. Established in 2014, the business is a woman owned business, certified by the Massachusetts Supplier Diversity Office.
A large majority of NSD's clients are nonprofit organizations based in Massachusetts. We provide development consulting services from soup to nuts. We write applications and work directly with project managers and real estate directors to further the objectives of their organizations. We work on Low Income Housing Tax Credit, historic rehab tax credit and new market tax credit projects, with multiple operating and capital subsidies. We also have a branch of our office that works exclusively on Chapter 40B projects.Tips:
Responsibilities
1) managing loan and equity closings,
2) assembling financing applications,
3) coaching project management staff,
4) structuring and conceptualizing new projects and financing structures with clients,
5) selection of debt and equity providers,
6) assembling closing and construction requisitions,
7) reviewing and submitting cost certifications, and
8) responding to the requirements and requests of state and local housing finance organizations.
Qualifications
1) at least 15 years of experience with affordable housing financing and/or development in Massachusetts, 2) knowledge of real estate finance in particular, with specific expertise in Low Income Housing Tax Credit underwriting practices, rules and regulations, 3) experience in closing equity and debt financing on at least 10 Massachusetts affordable housing projects, totaling 400 units or more, and seeing those deals or similar projects through to perm closing either as a developer, or as a financing participant, 4) familiarity with the affordable housing development network in Massachusetts, and 5) facility with the creation of development and pre-development pro formas using data from past projects. Experience with historic renovation and historic rehabilitation tax credits will be beneficial to your application. In addition, familiarity with bond financing rules and regulations and the use of 4% housing tax credits is necessary.
Bachelor’s Degree in math, finance, economics, or political science; masters degree in public policy or real estate development (preferred); demonstrated interest in affordable housing, community development and/or public policy; excellent writing, communication, number crunching (analysis), and interpersonal skills; ability to juggle multiple priorities and work effectively both independently and as part of a team.

The candidate will be capable of representing NSD in a professional manner and will be as efficient as possible in providing services to our clients. The chosen individual will be open to suggestions for improvement and will be willing to train others as needed.
Hours and Compensation
The affordable housing development process is cyclical. Therefore, work hours will range from 30 to 40 hours per week. Compensation will be commensurate with experience and hours worked.
