Client & stakeholder leadership
Lead Project Management commissions end-to-end and act as the day-to-day client interface, ensuring client objectives are met and projects are delivered to time, cost and quality targets.
Engage confidently with the client’s Corporate Real Estate, Workplace, Facilities, IT, Security, HR, Procurement and Finance teams, including regional and global stakeholders across time zones.
Translate business and workplace requirements into a clear project brief, scope and success criteria; manage landlord and building-management interfaces, fit-out guidelines and approvals.
Prepare and present concise, executive-level reports and steering-committee papers; organise and chair project meetings, issue minutes and drive actions to closure.
Governance, controls & reporting
Establish and maintain the Project Execution Plan, RACI, stage-gate approvals and document control in line with the client’s capital governance framework and Turner & Townsend’s Business Management System.
Manage budgets, cash flow and forecasts in collaboration with the Cost Manager; operate rigorous change control and maintain risk, issue and decision registers.
Develop and manage the project programme (MS Project / Primavera P6), tracking the critical path and long-lead items (furniture, AV/IT, security, M&E equipment).
Ensure compliance with client procurement policies, anti-bribery and ethics requirements, and audit-ready project records; use data and dashboards to provide actionable insights.
Design, procurement & delivery
Lead workplace designers and consultants from concept to detailed design, managing design reviews, value engineering and sign-offs; advise on procurement routes (traditional vs. Design & Build).
Run tender processes, bid evaluations and award recommendations; administer consultant and contractor contracts.
Plan and deliver works in live, occupied buildings – phasing, after-hours works and decant strategies to minimise business disruption – with strong HSE leadership on site.
Secure statutory and building approvals, including fire safety (PCCC) design appraisal and acceptance for fit-out works and building-management work permits.
Conduct regular site visits, quality inspections and mock-up reviews; coordinate IT, AV, security and furniture installation and move management.
Close-out & handover
Oversee testing and commissioning, authority acceptance, defects and punch-list management, as-built and O&M documentation, handover to Facilities Management, final accounts and lessons-learned workshops.
People & business development
Coach and develop graduates and Assistant Project Managers; support proposals, client account growth and knowledge sharing.
Essential
Bachelor’s degree in Construction / Project Management, Engineering, Architecture or a related discipline.
8–10+ years’ experience in project or construction management, including at least 5 years leading commercial office and/or industrial fit-out, renovation or refurbishment projects for multinational corporate occupiers – consultancy (PMC) experience strongly preferred.
Proven ability to manage several projects concurrently, including works in live, occupied buildings in Ho Chi Minh City and the surrounding Southern provinces.
Strong grasp of project governance, change control, risk management and cost reporting; familiar with CSA and MEPF requirements, codes and standards for fit-out.
Working knowledge of Vietnamese fit-out approvals (PCCC appraisal and acceptance, landlord / building-management processes) and relevant TCVN / QCVN standards.
Fluent spoken and written English with excellent presentation and report-writing skills; Vietnamese fluency to engage local contractors and authorities is highly advantageous.
Proficient in MS Office (advanced Excel and PowerPoint), MS Project or Primavera P6; able to read AutoCAD drawings. Power BI or similar dashboard tools an advantage.
Desirable
PMP, PRINCE2 or RICS (MRICS / AssocRICS) accreditation.
Valid Grade I or II Practising Certificate in construction project management or supervision.
Experience with workplace sustainability and wellbeing certifications (LEED ID+C, WELL, LOTUS).
