Job Title: Lead Civil Planner / Schedule Manager (AI Data Centers)

Position Overview
We are seeking a detail-driven Lead Civil Planner / Schedule Manager to drive master baseline scheduling, field progress tracking, and critical-path management for the civil, structural, and Pre-Engineered Building (PEB) phases of our AI data center developments.
You will orchestrate the physical build sequence—from mass earthworks, deep piling, and heavy raft foundations to PEB structural steel erection and core & shell dry-in—ensuring timely, milestone-accurate delivery of data halls engineered for 100 kW to 150 kW+ per rack loads and heavy liquid cooling infrastructure.
Key Responsibilities
1. Civil & PEB Critical-Path Scheduling
Detailed Work Breakdown Structure (WBS): Build and maintain level-4/level-5 Primavera P6 schedules covering site clearance, mass grading, piling, structural concrete (RCC), PEB steel erection, building envelope (IMP), and external site utilities.
Interface & Handoff Management: Map strict schedule logic dependencies between civil structural completion, floor slab curing/leveling (FF/FL numbers), heavy equipment pad readiness, and the start of high-density MEP fit-out.
Critical Path Analysis: Monitor total float, identify structural/civil bottlenecks, perform delay analysis, and propose fast-tracking or crashing strategies to protect hyper-scaler client target dates.
2. Field Progress Tracking & Earned Value
Site Progress Auditing: Conduct regular on-site physical progress audits to verify subcontractor daily/weekly reporting against baseline Primavera P6 milestones.
S-Curve & EVM Tracking: Analyze concrete pour rates, steel erection tonnage per day, site grading productivity, and Earned Value metrics (SPI/CPI) to forecast completion dates accurately.
Lookahead Planning: Facilitate 3-week and 6-week rolling lookahead schedules with civil site execution managers, PEB vendors, and General Contractors (GCs).
3. Risk, Change & Claim Management
Weather & Subsurface Risk Modeling: Incorporate seasonal weather delays, geotechnical risk buffers, and long-lead material deliveries (structural steel, PEB components, IMP panels) into schedule risk models.
Extension of Time (EOT) Analysis: Evaluate civil change orders, site condition delays, and contractor claims using Time Impact Analysis (TIA) methods in Primavera P6.
Qualifications & Requirements
Experience: 8–12+ years in civil/structural project planning, with at least 3+ years managing planning for data centers, heavy industrial complexes, or mega PEB projects.
Technical Core: Deep domain knowledge of heavy civil construction sequences, pre-engineered building (PEB) erection rates, reinforced concrete curing cycles, and heavy structural load prep.
Software Mastery: Expert proficiency in Primavera P6 Professional, MS Project, AutoCAD/Navisworks (BIM 4D/Synchro integration is a plus), and MS Excel for S-curve analysis.
Education: Bachelor’s degree in Civil Engineering or Construction Management (PSP or PMI-SP certification preferred).
Key Skills: Critical Path Method (CPM), Time Impact Analysis (TIA), Earned Value Management (EVM), PEB erection productivity tracking, and civil interface management.
