Vantrock is India's independent, operator-led real assets platform — real assets only — with logistics and industrial as the first phase of its growth.
Founded by Anshul Singhal, Founder & CEO, who has built three institutional platforms from zero and is building the fourth on his own capital: 52 million sq ft delivered (32 million as developer, 20 million as contractor), 2,000+ acres acquired, 200+ buildings, two SEBI Category II funds run to a successful close, India's first domestic warehousing AIF and India's largest industrial real estate exit — delivered across the founder's three prior platforms.
THE FINANCE & ACCOUNTS TEAM
Vantrock keeps its books in-house. The finance function owns every number from the site to the board.
Five parts under the Chief Financial Officer: Finance & Accounts (the books); FP&A and Asset Management (the forecast and the flag); Corporate Finance and Investor Relations (debt, treasury, lenders); Legal and Compliance; IT.
Twenty-one seats when fully built; sixteen live now, one of them already filled. Small enough that every person in it is known by name to the founder; large enough to run a platform properly. Every seat in the team is a builder's seat: the function does not exist yet in the form described here, and the people who join it now are the ones who will decide what it becomes.
THE RENT ROLL, EVERY MONTH
Once a building is leased, receivables becomes a monthly machine: rent invoiced on each lease's date, escalations applied when they fall due, common-area and utility recoveries computed against cost, deposits tracked, receipts matched, and the ageing kept honest. Beside it sit the platform's other receivables — capital into project entities, sale proceeds, intercompany, refunds. Vantrock keeps this in-house so that the person raising the invoice knows the lease.
The Receivables — Senior is the senior maker in a ladder of three. You raise, match and reconcile; the Receivables Head checks and chases what you escalate; the Executive learns from you.
WHY THIS ROLE EXISTS
A receivables ladder of three cannot have the head raising invoices. This seat does the senior volume work — correctly, so that the head's time goes to collections judgment and the ledger closes on time. It opens with the head, as the platform's first assets begin to operate.
WHAT YOU WILL OWN
1. Invoicing. Rent, escalations, recoveries and recharges raised on their dates for every lease and every entity, from the lease terms in the system — not from memory.
2. Receipt matching. Every receipt matched to its invoice the day it lands; unidentified receipts resolved within two working days.
3. Recoveries computation. Common-area and utility recoveries computed against actual cost on the lease's terms, with the working kept for the occupier who asks.
4. Deposits. Security deposits recorded, tracked and returned on the lease's terms; interest where the lease provides.
5. The ageing. Prepared weekly for the head with every item past thirty days annotated: last contact, reason, proposed action.
6. GST and TDS on receivables. GST on rent and recoveries invoiced correctly; TDS deducted by occupiers reconciled to certificates and to the ledger.
7. The Executive. Train the Receivables — Executive on the rent roll and the system; review their work before it goes to the head.
WHO WE ARE LOOKING FOR
ESSENTIAL
– 4–6 years in receivables and billing, of which most at a real estate developer, a leased-asset operator or a property manager.
– Rent-roll invoicing done by you: escalations, recoveries, deposits, on a portfolio of operating buildings.
– GST on rent and TDS-by-occupier reconciliation in daily use.
– Fluent in an ERP or accounting system and in spreadsheets; comfortable moving onto a new system.
– Accurate under volume and calm with an occupier's accounts team on the phone.
– A Bachelor's degree in commerce.
– Based in the Mumbai Metropolitan Region.
ADVANTAGEOUS
– CAM budgeting and year-end true-ups.
– Capital-receipt or milestone-receipt reconciliation against an agreement.
– Any exposure to lender cash-flow waterfalls.
WHAT THIS ROLE IS NOT
– Not a payables seat. The ladders are mirrors and kept separate.
– Not a collections-agency seat. You escalate; the head and the business chase.
– Not a checker's seat. You make; the Receivables Head checks.
HOW YOU WILL WORK
– One system of record. Every invoice comes from the lease in the system; every receipt is matched in it.
– Judgment is written down. Every aged item carries a note; every recovery computation carries its working.
– Mumbai Metropolitan Region, full-time, in person.
COMPENSATION
Vantrock benchmarks compensation against the upper quartile for the role and market, weighted toward equity for candidates who want to build with us long-term. We discuss specific numbers in the first conversation rather than anchoring either side prematurely.
Wealth creation is part of the engine, not only the salary: a performance-linked annual bonus, and a path to ESOP-linked incentives as the seat grows — priced to the seat and confirmed in the offer.
CULTURAL FIT
We're building Vantrock over a decade, not a funding cycle. We're looking for people who treat technology as the default answer rather than a supplement, who want to be co-builders of the platform rather than employees executing instructions, and who are comfortable saying "I don't know" and "I was wrong." If you want a defined role with defined edges, this isn't the right seat. If you want to help build an institution from zero, it might be.
AI proficiency is a standing requirement in every Vantrock seat. You work fluently with AI tools for research, modelling, drafting and analysis, and you build on the platform's dashboards rather than around them. A supervised AI Proficiency Test is part of the process for every seat, at every level of seniority, and we say so openly.
Partner command is the second standing requirement. The books are ours, but auditors, banks, the fund administrator, valuers, law firms and system vendors are commanded by this team — briefed, held to a standard, integrated — never deferred to. We hire for judgment and accountability.
HOW WE WILL ASSESS
Everyone who applies hears from us within two working days. It carries two links: a fixed set of six questions answered by AI interview — about forty minutes, and the first work sample; we review it before the CV — and the Vantrock AI Proficiency Test, which every hire takes at every level. From there:
1. The Receivables conversation. The portfolio you invoiced: buildings, occupiers, system, the recovery dispute that taught you most. With the Receivables Head.
2. A 90-minute supervised practical. A rent roll for one building with escalations, recoveries and deposits, a bank statement with planted mismatches — raise the month's invoices, match the receipts, annotate the ageing. Reviewed with the Receivables Head.
3. Reference. One former reporting manager, contacted directly.
