Not a law-firm seat and not a compliance seat. Every asset this platform buys starts as land, and the founder's own capital goes in first – so title, tenure and approval risk sit with us, not with an investor. This seat controls that risk: it commissions the country's best firms, holds them to the standard and the date, and turns what comes back into a decision.
ABOUT VANTROCK
Vantrock is an independent real assets platform. Real assets only. We start where we know the ground: logistics, warehousing and industrial parks, across the full chain – first mile, last mile, city-centre, dark-store and self-storage formats, and logistics-anchored mixed-use developments with distribution below and office above. From there, in sequence and only as each is delivered: industrial plots; suburban campuses, GCC and back-office space; strata offices; and, in parallel, data centres and senior living.
Two decades on this ground and a gap institutional capital left open below the 100-acre logistics park. The first phase: 10-to-50-acre parcels taken through approvals quickly on the founder's own capital and turned into 2.5 lakh to 1.2 million sq ft campuses – shovel-ready before an investor is ever asked to commit. Pipeline 10 million sq ft; ground breaks on the first 2 million sq ft in January 2027.
Three parts, kept deliberately separate. The founder's own balance sheet takes the first risk. Vantrock Real Assets Private Limited – the employer for this seat – is the development manager and operator, with its own board, team and governance. Vantrock Investment Managers LLP is the investment manager; its team underwrites every asset independently and answers to an independent Investment Committee. Assets enter a strategy at cost, with no founder premium, and the platform earns only after its investors have.
Vantrock was founded by Anshul Singhal, Founder & CEO, who has built three institutional platforms from zero and is building the fourth on his own capital. 52 million sq ft delivered (32 million as developer, 20 million as contractor), over 2,000 acres acquired, all litigation-free, more than 200 buildings, and two SEBI Category II funds run to a successful close. Delivered across the founder's three prior platforms. We don't hire roles. We build the platform.
THE LAND & INVESTMENTS TEAM
The Land & Investments team originates, underwrites, structures and closes the land and platform transactions the pipeline is built from, and stays with each asset for its life. The legal function inside it is deliberately two people – a Counsel and a Paralegal. It controls land risk and turnaround across a national pipeline rather than doing the volume work: the country's best land practices do that, and the Big Four advisers do the tax. Judgment, standards, dates and the file stay in-house.
THE SEAT
Reports to: Chief Investment Officer / Head of Land & Investments. Dotted line to the Chief Financial Officer.
Direct reports: Paralegal — Land & Documentation
Location: Mumbai Metropolitan Region — in person. Substantial travel to NCR, Pune, Bengaluru and to sites, sub-registrar offices and revenue records wherever a deal sits.
Experience: At least 5 years of relevant land and real estate property law. Total years matter less than those five.

WHY THIS ROLE EXISTS
Every asset this platform buys starts as land, and every land deal carries a legal risk that either gets found before signing or gets paid for afterwards. The founder's own capital goes in first, before any investor is asked to commit, which means title, tenure, encumbrance and approval risk are absorbed by the house and not passed on. This seat is where that risk is controlled.
The Counsel is not the person who writes the opinion – the country's best land practices do that, and will keep doing it. This seat commissions them, structures the question, holds them to the standard and the date, and translates what comes back into price, structure and whether we proceed. Nobody knows every state's land law and we are not looking for someone who claims to: the record changes name and shape at every border – 7/12 and mutation entries in Maharashtra, Record of Rights and pahani in Karnataka, chitta, adangal and patta in Tamil Nadu, khasra and jamabandi in the north – and what we need is someone who can land in a new state, work out what the record proves, instruct the right counsel and come back with an answer. Resourceful, street-smart, solution-minded; the answer is rarely in a textbook.
WHAT YOU WILL OWN
1. Own land risk on every live transaction.
2. Command the firms.
3. Own the turnaround clock.
4. Build and hold the gold standard.
5. Own stamp duty, registration and the tax read.
6. Read the paper record for what it actually says.
7. Structure and paper the transaction, then close it.
TRAVEL IS A REAL AND CENTRAL PART OF THIS SEAT
Not an occasional site visit. Expect to be out of Mumbai a meaningful part of every month, in the states where our deals sit: at the parcel, in revenue and sub-registrar offices, in local counsel's chambers, and across the table from landowners and their lawyers. Records in India are not fully digital and the risks that matter are rarely the ones already written into a report. If travelling to a tehsil office in a state whose language you do not speak sounds like the wrong kind of work, this is not your seat.
WHO WE ARE LOOKING FOR
– At least five years of relevant land and real estate property law. Total years of experience are not the filter; those five are.
– LL.B. from a recognised university, and enrolment with a State Bar Council.
– Hands-on title diligence on land: chain of title, revenue records, encumbrance, tenure and conversion, litigation search — on deals you personally worked, not supervised from a distance.
– Drafting and negotiating real estate transaction documents: sale deeds, development and joint development agreements, leases and lease deeds, agreements to sell, powers of attorney, conditions precedent and closing documents.
– Experience instructing and managing external counsel — scoping the work, reviewing it, and pushing back when it does not answer the question.
– Working knowledge of land-related statutes and the approval path for developing land in at least one Indian state — the local record and its vocabulary, tenancy and ceiling history, conversion and land use — and the appetite to learn the next state quickly, on the job.
What this role is not
– Not a general corporate or compliance seat. Company law, securities and fund compliance sit elsewhere in the group; this seat is land and the transactions built on it.
– Not a litigation seat. Disputes are handled by counsel; you assess what a dispute does to a deal.
COMPENSATION
Vantrock benchmarks compensation against the upper quartile for the role and market, weighted toward equity for candidates who want to build with us long-term. We discuss specific numbers in the first conversation rather than anchoring either side prematurely. Wealth creation is part of the engine, not only the salary: performance-linked bonuses and ESOP-linked incentives, priced to the seat and confirmed in the offer.
CULTURAL FIT
We're building Vantrock over a decade, not a funding cycle. We're looking for people who treat technology as the default answer rather than a supplement, who want to be co-builders of the platform rather than employees executing instructions, and who are comfortable saying "I don't know" and "I was wrong." If you want a defined role with defined edges, this isn't the right seat. If you want to help build an institution from zero, it might be.
AI proficiency and partner command are standing requirements in every Vantrock seat: you work fluently with AI tools and build on the platform's systems, and you command the institutional partners who execute the transactional work. A supervised AI Proficiency Test is part of the process for every seat, at every level.
