Chief Financial Officer | Vantrock Real Assets Private Limited | Mumbai Metropolitan Region
Not a fund accountant's seat and not a first CFO job. Build and run the in-house finance function of a real assets platform — the books, the projects, the debt — as a CFO who has done it before, in real estate, across more than one asset class.

ABOUT VANTROCK
Vantrock is India's independent, operator-led real assets platform — real assets only — with logistics and industrial as the first phase of its growth.
Founded by Anshul Singhal, Founder & CEO — three institutional platforms built from zero, the fourth on his own capital; 52 million sq ft delivered (32 million as developer, 20 million as contractor) across his three prior platforms.
THE FINANCE & ACCOUNTS TEAM
Vantrock keeps its books in-house. The finance function owns every number from the site to the board.
Twenty-one seats when fully built; sixteen live now, one of them already filled. Small enough that every person in it is known by name to the founder; large enough to run a platform properly. Every seat in the team is a builder's seat: the function does not exist yet in the form described here, and the people who join it now are the ones who will decide what it becomes.
WHAT THIS FINANCE FUNCTION HAS TO DO
Three things at once, from the first day.
Run a developer's books. Land held on the founder's balance sheet, taken through approvals, moved into project entities and built out — with every rupee of construction cost tracked against a bill of quantities, every running bill checked against work done, every drawdown filed with a lender on time. This is project accounting. It is what most finance functions in this market are not built for, and it is the whole reason the books are in-house.
WHY THIS ROLE EXISTS
The founder has run finance himself for long enough. The function that exists today is a General Manager, a handful of seats being filled around him, and a set of decisions about what the department will be. What does not exist is the person who turns those decisions into a function that runs without the founder in the room.
WHAT YOU WILL OWN
1. Build the function. Sixteen seats live, five more phased, across five parts — accounts, FP&A and asset management, corporate finance, legal and compliance, IT.
2. Own every number that leaves the building. Monthly close for the platform and every project entity; project accounting from site to board — bill of quantities, running bills, retention, cost-to-complete against budget; statutory accounts, audit and tax; the MIS the founder and the board run on.
3. Carry the capital. Construction and project debt from banks and NBFCs; lender relationships held by the Head of Corporate Finance, with you in the room for every material conversation; treasury governance across every entity; the drawdown and end-use files that keep lenders' confidence.
4. Hold the control line. Maker-checker on every payment, approval thresholds, budget-against-actual challenge before money moves, and the evidence file that proves assets pass between the development company and the fund's vehicles at par — owned by compliance, maintained with the Financial Controller and the Head — Legal & Compliance.
5. Run the fund-side interface. With the investment manager and the fund administrator: review of the administrator's numbers every period, co-ownership accounting for every entity the vehicle participates in, and the finance content of investor reporting — accurate, on time, defensible.
6. Make the platform multi-product from day one. A chart of accounts, an entity map and a reporting stack that carry logistics and industrial today and every strategy that follows without a rebuild.
7. Grow your successor. The Financial Controller is the named number two.
WHO WE ARE LOOKING FOR
ESSENTIAL
– 20–30 years in real estate finance, of which a meaningful part as the head of the function — CFO, or the equivalent — at a real estate developer or operator. Pure real estate. A career in general corporate finance with a real estate chapter does not qualify.
– More than one asset class, run, not observed: at least two of industrial and warehousing, office, retail, residential, hospitality, data centres — with the accounting, the lenders and the exits that each of them carries.
– Project and construction accounting done with your own hands at some point in your career and commanded ever since: bills of quantities, running bills, retention, cost-to-complete, budget-against-actual at the site, the lender's drawdown file. This is the hard screen, and it will be tested in a case.
– Built, or rebuilt from near-zero, a finance team of ten or more people. You can name them, say where they are now, and describe what you would do differently.
– Personally led the raising of construction or project debt from banks and NBFCs — the relationships, the term sheets, the covenants, the drawdowns — more than once.
– Multi-entity consolidation across a live SPV structure; statutory audit signed off under your name; GST, TDS and Companies Act compliance owned, not delegated to a firm.
HOW YOU WILL WORK
– The books are in-house, by design. Fund administration, statutory audit and formal legal opinions sit with institutional partners; everything else is ours, and you command the partners rather than defer to them.
– Everything runs on the platform's dashboards. Models, trackers, the close calendar and the board pack live on the operating layer, not in private spreadsheets — and the finance function is the first user of the platform's own intelligence tools.
COMPENSATION
Vantrock benchmarks compensation against the upper quartile for the role and market, weighted toward equity for candidates who want to build with us long-term. We discuss specific numbers in the first conversation rather than anchoring either side prematurely.
CULTURAL FIT
We're building Vantrock over a decade, not a funding cycle. We're looking for people who treat technology as the default answer rather than a supplement, who want to be co-builders of the platform rather than employees executing instructions, and who are comfortable saying "I don't know" and "I was wrong." If you want a defined role with defined edges, this isn't the right seat. If you want to help build an institution from zero, it might be.
AI proficiency is a standing requirement in every Vantrock seat. You work fluently with AI tools for research, modelling, drafting and analysis, and you build on the platform's dashboards rather than around them. A supervised AI Proficiency Test is part of the process for every seat, at every level of seniority, and we say so openly.
Partner command is the second standing requirement. The books are ours, but auditors, banks, the fund administrator, valuers, law firms and system vendors are commanded by this team — briefed, held to a standard, integrated — never deferred to. We hire for judgment and accountability.
HOW WE WILL ASSESS
Everyone who applies hears from us within two working days. It carries two links: a fixed set of six questions answered by AI interview — about forty minutes, and the first work sample; we review it before the CV — and the Vantrock AI Proficiency Test, which every hire takes at every level. From there:
1. The Build conversation. The finance function you built or rebuilt: the people, in order, and why; the systems; the first control you put in; what broke and what you would do differently. With the Founder & CEO.
2. A three-hour supervised case. A project data pack — bill of quantities, six months of running bills, a drawdown schedule and a cost-to-complete report with planted variances — from which you produce the lender's drawdown file and a one-page note for the board, then defend both.
Once we have received your application, your AI interview and your test, we will reach out with next steps. Your application is confidential: it is seen only by the Founder's Office and the hiring lead, and nothing is shared with your current employer or referenced without your consent.
